The community is kind, and the pool, gym, and clubhouse are kept in good shape. I’ve been here for two years, through two management companies, and things have improved a lot since the new one took over. Jose and Andrew on maintenance are friendly and quick to handle issues. The walls are a bit thin, so in an apartment without carpet you can hear footsteps upstairs, though that seems common in many places. I also don’t think the hot tub has worked at any point during my stay. Still, it’s been a pleasant experience.

When a leak came through my bathroom ceiling, Jose and the maintenance crew fixed it and were kind throughout the work. They made sure the repair was done well. They’re always helpful whenever I need them, no matter the time.
The apartment has been quiet, and the views are beautiful. It’s near the Jordan Parkway trail, the golf course, and shopping. I’ve also had a good experience with both the front desk and maintenance. The front desk staff listen, show empathy, and care about what it’s like to live here. Maintenance responds quickly and works efficiently, and they’re friendly too. They even helped my pup feel at ease.
Katalina, the front office manager, treats my questions and concerns respectfully and is very nice. Jose and Andrew from maintenance have also been prompt and courteous whenever they come by. I’m happy to give River Oaks Apartments a positive review, and I’d recommend the complex to a friend.
Parking was a constant problem, especially if you have more than one car and need to find a spot. The hallways smelled awful, and people often let their dogs pee and poop there without cleaning it up. We also dealt with bugs all the time. In the “newly renovated” apartment, cupboard doors began falling off within days, the showers had no hot water, and the bathroom ventilation barely worked. We reported these problems to the office staff several times, but nothing got fixed. The price was another big issue. Before we moved in, we were told the rent and monthly costs would be one amount. Once we’d signed and moved in, our monthly total was hundreds of dollars higher. The fees and charges hadn’t been clearly explained when we first asked about pricing, which felt dishonest and misleading. I lived there for about a year and moved out roughly a year and a half ago. Leaving was the best decision I could have made. After someone with a Hispanic last name, who wasn’t related to me, left a Google review, the manager approached me rudely and accused me of having “family” write reviews. Not every Hispanic person is related. That assumption was offensive and unprofessional. My experience was extremely disappointing. I wouldn’t move back or recommend the place to anyone.
