Kim made things easy, helping with bus arrangements, bicycle rental, and ideas for places to eat and see. I also really liked the breakfast. The Duck House was roomy and clean, with a kettle and mini fridge. It’s conveniently walkable to all of Old Hoi An, and generally quiet apart from the roosters early in the morning.

The room is spacious and the air-conditioning works well, and the owner is available and willing to help. But it’s tucked down an alley that taxis can’t enter, so getting luggage to the door is inconvenient. Dogs bark late at night and roosters start at sunrise, so sleeping past 7 is tough. Breakfast varies, and the street food nearby tastes better to me. The juices and smoothies are very watered down. There was no room cleaning after three days. If you ask the owner to arrange a car, laundry, or tours, the extra charges can be high, so I’d look around nearby instead. I’d avoid using her tailor too.

The family running this place were so kind and attentive. Their daughter even stepped away from work to greet me, possibly because her parents didn’t speak English. Her dad especially looked after the guests afterward. My ground-floor room felt more like a hotel room than a homestay, with glass doors, heavy curtains, plenty of space, and a proper bathroom with a strong hot shower. Breakfast at the property was substantial and healthy. It’s an easy walk to the entrance of the ancient town by the old Japanese bridge. The homestay sits off the main road along a narrow path, so taxis can’t reach it, but I found it without trouble using Waze or Google Maps. The owners also reply quickly on Whatsapp if you need help.

Kim, the owner, was lovely and handled all our day tour and bus bookings. The location is great and the price is good. Breakfast was nice, though it wasn’t quite 10/10.

The host was so attentive to what guests needed and kept trying to make our stay as good as possible. The price was very good, breakfast was included, and we could use bikes for free. I’d happily come back without hesitation.
