The AC barely worked, which was the deal breaker for me. It took all day to reach a somewhat tolerable temperature, so plan on sleeping in your birthday suit. The hotel is poorly maintained. The lobby is just enough space for a desk behind a sliding glass door, and the seating area is shared with a massage parlor. In the room there's fast Wi-Fi most of the time, though it slows down sometimes. It also has a large refrigerator, cooktop, air fryer, tea kettle, and washing machine. No hairdryer or coffee, and the bed is hard. Floorboards are coming apart with noticeable gaps, and the wallpaper and corridor carpet are filthy. The corridor smells like it has a seedy past, though it's not overly offensive. The entry door won't close easily unless you hold it up. A bar on the street plays loud music at night, but luckily turns it down at 10 p.m. As for the beach location, the section by the hotel says no swimming, so you have to walk down to the danang beach sign. The block felt like an island of tourists, flanked by a large empty lot and building construction. There are better neighborhoods.

We asked to cancel our seven-night stay and leave as soon as we woke up. The reception lady was very sweet, and I know it wasn't her fault, but she asked us not to leave a bad review because it could affect her job. I bet management told her to say that. Anyway, don't go here! We got to the property around midnight after a late flight. The receptionist didn't speak English and invited us to look at the room before paying. They said their POS wasn't working, so we could only pay cash or transfer, though transfer didn't seem possible either. We had no cash, so they kept one of our passports until the next day so we could get cash out. We accepted the room because we were tired after the long flight and didn't want to move, but what a shame. The building may once have looked like the pictures, but now it's a mess. Everything was nasty and the smell in the room was unbearable. Even the sheets started to smell. The washing machine outside was disgusting, and there was nowhere to sit on the cramped balcony. The TV couldn't even be called a smart TV. It looked like an HDMI cable connected at 1000% resolution. Honestly, the place is a ruin. Whoever wrote the previous reviews must be fake.

We had a really good two-week stay at the Tokyo Boutique Hotel and would happily come back. Our spacious rooms were kept very clean. There are restaurants and spas all along the street, and the beach is about a five-minute walk away, so the location couldn't be better. The gym is basic, with only a small selection of dumbbells, but it's still usable for a workout. The swimming pool area is being renovated at the moment, and it looks like it'll be a great addition when it's done.

After staying at three hotels and two apartments in Da Nang, I appreciated Tokyo Hotel more than I had at first. It was the first place we stayed, and we spent a month there as a couple in room 703. Reviews vary, especially by season, but we found the room quiet, clean, and spacious. Everyone from reception to housekeeping seemed polite, pleasant, and welcoming. I liked that the hotel keeps a separate key in, unlike other hotels that cut power to appliances when you remove the key from the slot. It might sound minor, but Southeast Asia is always humid. The Wi-Fi was good, and they set up an office desk for us, which mattered since we had a lot of work to do. The beach is across the street behind the hotel. The street is quiet, with no nearby construction, something you appreciate after your first few hotels. The pool view is really great. They technically have a gym, but I'd find another one. That's easy enough to do. My one suggestion is to replace the sliding bathroom door with a conventional push-pull door, since it doesn't close fully and offers little privacy. BUT, I can't stress this enough, this is one of the few places in Vietnam where the bathroom isn't transparent or has a panoramic window overlooking your girlfriend while you do your business. You'll grow to appreciate that in Vietnam.

Loved this place. The rooms are spacious and have a stovetop and washer, and the price is great for what you get. They have an on-site spa and all kinds of extras. Staff are friendly and outgoing, and they can arrange tours for less than the prices on all the sites. I'd definitely recommend staying here.
