The three buildings aren’t connected at ground level, with the Russian market in the middle, so reaching Block B from the back is inconvenient. The building itself is old. There isn’t enough car space in the parking garage, and the garbage room smells bad. There’s a playground on the third floor, but it has no cover and floods when it rains.

They kept guests waiting, then cancelled the booking without giving a refund.

The location in District 1 is convenient for getting around, but the building looks dilapidated and has a lot of drawbacks. Completed in 2014 and designed in a Russian style, it has small windows, and many units feel cramped, without room for a sofa or TV. Some apartments have balconies with views and some don’t. The bathrooms look old-fashioned, the ceilings have cheap-looking plasterboard, and toilet drainage pipes are exposed where they run through concrete walls. Some apartments have had leaks from broken pipes on upper floors, which points to poor construction and quality. The kitchens are walled off and feel narrow. Outside, the parking area is packed with cars using all the available space, which could make firefighting harder in a fire. The security guards are unfriendly and seem unenthusiastic. Before August 2024, when land prices hadn’t gone up, a 76m2 apartment cost around 3.2 billion VND. After August, the asking price rose to over 3.8 billion VND. It was already hard to sell before the increase, and that higher price will make it even harder.

I visited in November 2025. The security guard on the first floor had a bad attitude.
