The owner was friendly and welcoming. My room was clean, had good equipment, and came at a reasonable price.

The phone reception in my room was very weak and kept cutting out. Water leaked from the air conditioner and left the floor feeling soaked. There was no hot or cold water, no fan, and the door lock was hard to secure, so be careful when leaving. At first, when I asked the male staff member about the price, he avoided answering. After I showed my documents, he asked for 500,000 VND per night and kept my documents instead of giving them back. The posted single-room rates were 300,000, 400,000, or 500,000 VND depending on the room, which made the situation feel coercive and like price gouging. The owner initially treated me respectfully. After I explained when I arrived and the problems in the room, she lowered the rate, first to 350,000 VND and then to 300,000 VND per night for an air-conditioned room. I would have given her five stars, but the male staff member was really arrogant that evening. Three stars still feels right.

Room 106 is expensive, the bathroom smells bad, and the door doesn't lock. Avoid it!

I gave it one star because that's the lowest rating available. The air conditioner was leaking, and the towels were very dirty. I only used the room to rest before going to a nearby school. The overnight rate was 300k VND, while two hours cost 250k VND. They said nobody rents by the hour between 6 AM and 8 AM. The soundproofing was poor too, so I could clearly hear doors opening and cleaning in the rooms next door. It was a terrible stay, and the rating reflects that. I hope no one else has the same experience.
