We lived in this Nha Trang complex and found the day-to-day experience frustrating and often disrespectful. The building seems fine at first, but many issues show up once you move in. Most units are handled by the building’s management company, with the actual owners rarely involved, and the management is deeply dysfunctional. Rent is above the Nha Trang average, plus there’s an extra “management” fee with no clear explanation of what it covers. Receptionists earn commission from renting units, so they don’t seem to care about tenants. The reception staff were rude and dismissive whenever we asked for help, and they kept sending the unhelpful maintenance crew. At checkout, they inspect every small thing, even counting Chinese chopsticks. A tiny speck of dust on the bedding may lead them to try charging for new linens. The two women take turns at the desk, and one even talks to herself. Maintenance workers wander around and enter apartments without warning. They came into our unit several times without asking, sometimes just after we opened the door. Our internet kept dropping out, but they only ran a speed test and said it was fine. They couldn’t reset the router, and a broken bulb was still unfixed after a month. Don’t expect them to sort out problems. The cleaning is superficial. You get two “free” cleanings when moving in, but I’d avoid them: the cleaners used an old, dirty rag on our floors and rinsed it in the kitchen sink. We suspect they used the toilet sponge on the dishes too, despite our specific request not to wash them. Washing machines in almost all apartments are filthy and moldy, and since cleaning is poor, they’re apparently never cleaned. Unless your unit is brand new, be prepared for that. There is a pool, but it costs extra, and you have to pay again if you leave and return later the same day. It isn’t expensive on its own, but with these rents it should be included. We wouldn’t recommend living here unless there are major improvements. It looks okay on the surface, but the actual experience is unprofessional and frustrating. Staff follow the rules rigidly and won’t try to understand your situation.
