Nha Trang Wonderland Apartments

The building manager has been exceptionally rude every time we’ve dealt with them, even though we’ve tried to be polite and patient. We had to pay two months’ rent upfront. With so many foreigners living here, we found it especially disrespectful when we asked them not to drill on Christmas Day and got an incredibly rude response. We were told the construction would last two days, but it’s been going on for six weeks, and had already started before we arrived. They showed us the room during the construction lunch break, so it seemed quiet when we signed. If you’re on floors 32-50, expect loud jackhammering from 7 a.m. until 9:30 p.m., sometimes 10 p.m. The work on floors 41 and 42 is deafening. From our apartment on level 38, we can’t even talk to each other from a meter away, and I can’t work on my laptop. I have videos showing how loud it is in the level 38 apartment if anyone wants me to upload them.

The elevator problems can drag on for months, and the lifts break down every few days. Of the three, usually only one or two work, so you can wait ten minutes. The managers respond unhappily that these issues are for the apartment owner and keep saying the elevators are being repaired. People often get stuck inside, too. You’re only two minutes from the sea, but with the elevator wait it can take fifteen minutes to get there. I pay 500 vnđ for the management fee, so why is this allowed to go on? It feels like a holiday when all three elevators work, which only happens for a few weeks a year.

The location is good, but that’s about the only good thing. Internet is unstable, and the water pressure and temperature vary. The heater is supposed to work, but the water is often barely warm. There are insects, and the soundproofing is poor. Staff start talking loudly in the hallway almost every morning, and you hear them yelling. There are three elevators for more than 20 residential floors. One has been broken for a month, and nobody seems to care. Getting up or down can mean waiting 5-7 minutes each time. They took a 2 million “deposit,” which they said was all used for electricity and water bills. Awful apartment, stay away.

I rented unit 3806, a one-bedroom managed by Phi Yen agency, for a month at 9M VND plus water, electricity, and internet. The building has 46 floors, with the hotel on 1-26 and apartments on 27-46. The view from the 38th floor over the harbor, Vinpearl island, beach, and mountains is stunning, and the location is just 100 meters from the beach. Communication with the manager was quick and clear. The AC units were well maintained and had no smell, the apartment ventilated well with the windows open, hot water pressure and temperature were good, WiFi was stable, and there were no pests. The downsides: only two of the three elevators worked, and they were slow and crowded. One day just one was operating, causing a big lobby backup. The furniture and interior are dated and need renovation. We had to clean dust and stains off many surfaces on the first day. The existing cooking utensils were in such bad shape that we bought a new pot and pan. The apartment faces a beach club that sometimes plays very loud music until 1 a.m.
