The room was clean and the bed comfortable, but the main issues were the staff’s professionalism and the noisy pipes. They vibrated loudly whenever water was used in other rooms, which made it hard to enjoy peace and quiet. I arrived on Sunday, despite having discussed my arrival by phone the day before, and nobody was expecting me. The person who helped me check out didn’t seem used to dealing with clients, and I found his hygiene poor. His red eyes didn’t help the first impression. I was there for work and asked more than four times, over WhatsApp and calls in the days afterwards, for an invoice. The same person kept promising to send it, but never did. I don’t know who owns khaya 4 u in dundee, but they need to invest in staff training in hospitality and hygiene, including clothing, breath, and appearance.

The price was good, and both the room and bedding were clean. It took ages for hot water to reach the shower, though, which wasted a lot of cold water.

We stayed for two nights, and the staff quickly sorted out the cold water problem. The room and guesthouse were clean and comfortable. Thanks, we’ll definitely stay here again.

The owners keep upgrading the facilities at this pleasant, well-maintained establishment. It manages to maintain an impressive 90% occupancy throughout the year.

The coffee station wasn’t cleaned at all during our two-day stay. The place needs a thorough clean, and the linen and towels urgently need upgrading.
