The smell, poor hygiene, and damaged furniture made the room feel like somebody's personal space being rented out, and it looked nothing like the online photos. The couch was wet and covered in cat and dog hair. There were large bugs, people's clothes behind the bathroom door, a broken bed base, and bad-smelling sheets. Water from the pool area was leaking into the bathroom. When we raised this with Riaad, he brushed it off by saying they were “just cleaning now.” As we kept complaining, he threatened to call security. My friends and I felt unsafe, contacted the police, and reported it. We'd already left by the time they arrived, and Riaad wouldn't open the door or refund our money. We also escalated the matter through Booking.com, but he kept rejecting our request and demanded 50% from us. I believe he'll try to delete negative reviews to hide the truth, which makes the operation seem like a scam. The misleading photos, filthy conditions, broken facilities, hostile treatment, and refusal to refund made this a terrible and distressing stay. I strongly advise against booking this hotel.

Riad made a special effort with thoughtful gestures and kept things running smoothly, and the whole team was friendly and attentive throughout. The rooms were spotless, elegant, comfortable, and had a lovely touch of luxury while still feeling like home. The pool area and bar & braai space added to the calm, refined atmosphere, making it easy to relax. I had such a good stay at Pretoria Mansion Boutique Hotel and will definitely return. Highly recommend it if you're looking for comfort, class, and great service.

I came over the weekend to arrange accommodation for a group of 12 and ask about other services for a function booking. Nobody answered the intercom, and all the contact numbers went to voicemail. I was left waiting outside in the road. If this is how management handles potential new guests, I won't recommend the guest house. Very poor service, with no staff member attending to an interested visitor.

We spent one night at Pretoria Mansion Botique this weekend and had a lovely time. The rooms were clean and beautiful, and the big-screen TV let us watch the Springboks beat Italy. Breakfast the next morning was delicious. The staff and owner were friendly and professional, 100% for you guys.
