The traffic is a real pain at rush hour now that taxis have been moved to Zabeel Mall and parking at Dubai Mall is no longer free. We do still love the place, but if nothing changes, we’ll happily leave when our contract ends. Emaar needs to review the head management and those in charge of DV2, and replace them with capable professionals who do their jobs properly and safeguard Emaar’s reputation. As Muslims, we can’t accept living somewhere full of najas. For almost 2.5 years, we’ve lived here. It used to be a great place, maybe even the best in Downtown/Zabeel. There are amazing amenities and large common areas, among the biggest in Downtown/Zabeel. It’s family-friendly, with direct Dubai Mall access, excellent transport, beautiful views both ways, friendly neighbors, helpful and polite concierges, and quick elevators. A wonderful mosque with a kind local community is nearby. The complex has a pharmacy, mini market, barbershop, beauty salon, and pilates studio. Still, over the last couple of years, living here has become almost impossible. Dog owners who don’t clean up have made the whole community feel like one big toilet, even in the parking and pet-free areas. Stains and feces turn up in elevators, parking areas, entrances, and corridors. Management does nothing, and offenders are never fined. The management is poor. Fees have risen as quality has fallen, which is hurting Emaar’s reputation. The building is dirty: elevators are often filthy, wet, or smelly, and the corridors and parking areas stink of garbage. Residents have begun seeing cockroaches, though there aren’t many yet. Even with regular mopping, floors look unclean, probably because of poor detergents. Garbage rooms are misused, with trash left on the floor instead of put down the chutes. Parking never gets cleaned, and the podium no longer gets the deep cleaning it used to. Staff and services can be unresponsive. Security isn’t always helpful, and the gym and pools are packed, often with non-residents. Random fire alarms continue. Many residents get bad smells from the AC/chiller, and we have that in one room. Sometimes things are fixed quickly, but other problems take far too long. Once, dog poop sat in my parking spot for four days before it was cleaned. Staff often respond only after complaints. The Emaar One app, WhatsApp chat, and call center are rarely useful. Rubbish is everywhere, and litterers never get fined. Safety is another worry. Most residents find cigarette butts on their terraces, which is extremely dangerous, but security and management seem helpless. We’ve found cigarette butts, vomit, and even a dead rat on our terrace. Many homeless pets have been seen in the parking area, and random cars use assigned parking spots. I’ve seen drunk people smoking in elevators; one reacted aggressively when I asked him to stop. Some residents use the lobbies and meeting rooms for manicures, pedicures, and other inappropriate activities. P.S. Google didn’t allow us to upload some photos because of censorship, including dirty lifts, a dead rat, and 💩.

The location is a big part of what makes Downtown Views II – Tower 1 appealing: Dubai Mall, shopping, entertainment, and lifestyle amenities are all within walking distance. The building also has modern design, quality finishes, and wide views of Burj Khalifa and Dubai Mall. As part of #brokers_nations, I see it as a convenient, luxurious place to live and a smart investment with strong rental returns in one of Dubai’s most iconic locations.

I left feeling really bad about how I was treated. The apartment and location are nice, but the receptionist was rude and unprofessional, with no real manners or customer service skills. She acted as if she was in charge of everyone. Front desk staff should know how to speak to guests properly and behave professionally. It was disappointing to get that treatment in such a nice place.

A peaceful, clean, luxury building, and a supermarket right beside reception is open 24/7. We had a great stay. I’d suggest booking here with your family.

I’ve lived here for over two years and really love it. There’s a lot of greenery, and even though you’re in the middle of Dubai, the place feels serene. The location keeps you in Downtown while avoiding the worst traffic, connects to Dubai Mall, and is five minutes from DIFC. The facilities are great: a big, spacious gym with two studios for Pilates and yoga, plus Downtown’s largest pool, with a Burj Khalifa view. There’s also a playground and a tennis/badminton court. A supermarket and pharmacy are open 24/7, and there’s a beauty salon with a hammam and massage. It’s a perfect location for me.
