Maison Privee - Sunrise Bay Tower 2

We own an apartment in Sunrise Bay Tower 2, facing the main street with a Beach Vista view and a side view of Marina Vista T1. There are too many speeding cars here, day and night. Ferraris and Lambos with modified exhausts keep waking us up at night, and drivers even make videos while speeding along this busy street. It's dangerous during the day too. Many of the drivers seem young. A big accident has to happen before anything is done about these sports cars. Please put in speed radars or have police controls before someone is killed. There have already been many accidents, and still nothing has been done about the dangerous driving. Drivers also keep horning day and night, despite the new law: Misusing car horns carries AED 400 fine and 4 black points. Update november 9th 2025: We got back to our apartment on 5th november 2025. There's horrible construction noise all day and night because of a new building very near us. There's a big place called Ushuaia where music events like Black Coffee take place, and all the event traffic gets diverted onto our street, right through the residence area at emaar beachfront. It's a mess of horning cars until 5 am, impossible to sleep. Update december 14th 2025: There was another event at Ushuaia on 13th november 2025. Video taken at 4:15 am in Emaar Beachfront. It was the third event since we got back on november 5th. Just enjoy.

Beach front is one of the Dubai projects I’ve really liked. As a real estate advisor here, I admire the design and quality, and the location works so well. A beautiful project from Emaar.

I booked Utopia through Airbnb for July 30 to August 2 and was told to hand over an AED 2,000 cash deposit on arrival, with a refund promised within seven days of checkout. More than 25 days have passed and I still haven’t received it. The host also hasn’t answered any of my messages or given me an update. This was one of my worst accommodation experiences in Dubai. The lack of response feels unprofessional and disrespectful, and it comes across as deliberate stalling and exploitation of tourists. I’d urge anyone thinking of booking with Utopia to think twice, especially if you’re visiting from abroad. I was very disappointed and wouldn’t recommend it.

The check-in was the biggest frustration. The building doesn’t allow self check-in, so the host had to be there, and I waited an hour and a half for them to arrive. That was really inconvenient and seemed poorly planned by Qstay. The reception concierge, Timoti, was rude and aggressive, with poor people skills. There was no help with luggage either. The apartment itself was clean and well located, with great facilities nearby, but it had no coffee, water, or shampoo during my stay. For something rated 5 stars, that fell short of what I expected. I’d give the stay 6/10.
