The construction and finishing have been disappointing, with new problems continuing to show up. Getting even basic things sorted takes far too long, and management is difficult to reach. I’ve also been waiting much longer than I should for something as simple as a parking access card. After eight months living in one of these properties, I’ve had a faulty air conditioner for more than three weeks, despite repeated complaints and follow-ups. Water has also leaked through the ceiling and led to mold on the walls. I’ve reported that several times too, but there’s still no proper fix. A developer should provide dependable maintenance and support after the sale. That hasn’t been my experience. Based on these eight months, I’d urge anyone thinking of renting, buying, or investing to look carefully at other options first.

Seeing the unit hasn’t even happened yet, but my expectations are already at zero. The way buyers’ time, plans, and financial commitments have been treated is shocking. It feels as if we’re being dealt with like employees instead of valued investors. The completion date given for DAMAC’s Golf Gate project was December 28, 2024. The DLD completion notice did not come out until February 12, 2025, leaving people who planned their finances and move around the promised date in limbo. The delivered design also differs from the look and structure buyers were first shown. The entrance work has been dragging on since December and is still unfinished. Meanwhile, DAMAC moved the workers to Golf Gate 2 before Golf Gate was fully ready for residents. When buyers ask for updates, the answers are vague or inaccurate, if there’s any communication at all. On March 1, handover was said to be in “Q1”; one month later it had moved to “Q2” with no explanation, just an attitude of “because we can, sit and wait.” The photos below show progress from 12.12.2024 to 08.03.2025.

The compound itself is really nice, but the constant weekday and weekend disturbance has made this a terrible experience. They work from morning until evening, and we’re residents who need to rest. Even on our days off, we can’t sleep or get proper rest. I’m now looking for somewhere else to move because it’s become so difficult. I hope they’ll work with residents to find a solution that makes life more comfortable for everyone in the area.

Residents with parking spaces on P1 and P2 can’t use their access cards to enter through the Golf Vita barrier, even though that is the closest designated way to those levels. DAMAC Hills Community Management (LOAMS) says the barriers are linked to apartment details and can only be registered to the same building unit. But both buildings are in one residential complex and share a parking facility. So Golf Gate residents have to drive around the building, despite the parking ramp being right beside the Golf Vita barrier. The windows in the building also haven’t been cleaned once since March 2025. The façade looks visibly dirty, and the view from the apartments is significantly obstructed. I’ve raised this by email multiple times with DAMAC Hills Community Management (LOAMS), but the replies have been vague and haven’t given any cleaning schedule or timeline.

We’re very disappointed with the upkeep and the lack of timely help. There’s no indoor play area for children, and although there is an outdoor one, it’s never cleaned, so it doesn’t feel suitable or safe for kids. We moved in only seven or eight months ago, but the bathroom glass has already broken and they refused to repair it. We’ve had the walls repainted several times, yet the problems keep coming back. The basin keeps leaking too, even after repeated maintenance visits. The rooms are extremely small, without enough space for parents and even one child to sleep comfortably. Overall, the construction and finishing quality of the house we bought just aren’t up to a good standard.
