I’ve lived in this building for 1.5 years, and it’s been a frustrating disappointment. The service and maintenance teams are poor: even small repairs take weeks, the work is often unsatisfactory, and communication is slow, unprofessional and unhelpful. I have to keep following up, yet problems remain unresolved. Issues and repairs seem to be getting more frequent, not less. Construction directly in front of the building has been going on for the past few months. It’s extremely loud and continuous, and the windows aren’t sealed properly, so they do nothing to block the sound. It often feels as if the construction is happening inside the apartment. In January 2026, only a year after handover, the pool started leaking and closed for repairs. Those repairs have continued for 3-4 months, with more loud construction noise and no access to the pool the whole time. That’s unacceptable for a relatively new building. The building quality, upkeep and service don’t meet expectations. There are many better managed, quieter and even cheaper buildings in the same area. Based on my experience, I wouldn’t choose this building or developer again.
The kitchen issue is still being ignored, even though we’ve been asking for a simple fix for over a year and offered to pay ourselves. Management gives no reply and takes no responsibility, and the way they deal with us is rude and unprofessional. There’s also construction right outside. It starts at 6 AM and sometimes carries on until 2 AM, weekends included, so there’s no peaceful time of day. Inside, repair work around a pool leak has been going on for three months, with noise so bad it gives me a headache even on higher floors. I’ve lived here for a year, and problems began almost as soon as I moved into this new building. For what you pay, living with constant noise and no support from management is absolutely not worth it. One of the worst buildings I’ve lived in.
The gym and pool are in good shape and well maintained, and prices are about average for the community. The building is new, though the finishing is only average: there are cement marks, some questionable pool tiles, and bits of construction waste tucked into small corners. Getting out is inconvenient because there’s just one entrance from the main road. Even for groceries, you have to go all the way around to get back in. It’s next to a busy road, so it’s often loud. I’ve been here nearly a year and will look for somewhere more private with easier access. I was also annoyed that the agent said chiller was included, when in summer a small one-bedroom still costs at least 500-600 dhs for AC, plus about 600 dhs for DEWA.
It’s been over two weeks with no update or timeline for fixing this. Maintenance came to look three times, decided the leak was from the apartment above, and said they’d send that owner a quote. They’ll only begin once the owner approves it, while I’m expected to keep living like this. Dirty sewage water from upstairs is leaking through our washroom ceiling, which is breaking apart. Water is also coming through the lights and repeatedly tripping the main switchboard. This is a health hazard. They’re quick enough to charge service fees, but when it comes to providing service, there’s nothing. The maintenance response has been pathetic.
