I’m worried about what happens after the one year warranty ends, because I need repair people to come all the time. It’s a brand new building, yet I’ve already had two water leaks, and the smart panels break every week. The construction is terrible, this is the worst building in the world. If you have an apartment with a private swimming pool, there are even more problems. The pools are giant mosquito ponds. You can’t change the water temperature or plug anything in to clean them. SUCKS TO BE HERE. GET ME OUT

We’ve lived here for 3 weeks. I was worried after reading the comments, but we haven’t run into any of those problems. The parking is perfect, there’s no noise, and the pool and gym are really nice. The flat is perfect too. Maybe it comes down to luck sometimes, but we’re having a very good experience and love it here!

We’ve been renting for 3 months, and it’s been a nightmare since day 1. Save your money and don’t rent or buy here. The building looks good from outside and the pictures of individual pools are attractive, but the reality of living here is the opposite of what’s advertised. We have unresolved recurring pool leaks, electrical noises in the walls, smelly yellow water in the sinks, cracking walls from pipe leaks, insects, and constantly clogged pipes. We’ve sent many emails and made calls to Binghatti management and maintenance, but have been ignored. When appointments are finally made to fix things, they don’t show up. We feel ignored and trapped, and are counting down until we can leave this poorly managed building. The building doesn’t live up to its luxurious image. Amazon prime 15’ has taken over the ground parking, so drivers constantly fill the parking, entrance, and street. The elevators are slow because cleaners and drivers use them despite there being a service elevator. There’s also a new bus stop right in front, leaving the lobby busy with people waiting for the bus.

I stayed at Binghatti Tulip for 15 days, and the stay was far from pleasant. The building looks nice and the amenities look good at first, but poor management and service ruined the experience. The apartment had ongoing problems: the gas shut off multiple times with a loud, scary beeping that woke me up, and the water supply was unreliable, cutting out or losing pressure almost every day. The morning-shift receptionist was one of the worst parts. He was Indian, rude, and unprofessional. He would gossip and speak badly about guests in Hindi to delivery drivers and others, apparently assuming nobody understood. Luckily, I understand some Hindi. That behavior is unacceptable for a place trying to attract international tenants. Management should be much more careful about who they hire at the front desk, since the receptionist sets the tone for the property. I can’t recommend Binghatti Tulip as a rental. There are much better Binghatti properties in Dubai that actually provide comfort and service.
