The only good thing is that it's near downtown. Everything else is bad. Security and reception are really poor, and they need to replace all the employees and management.

At first I was surprised by the rating, but then I realized it's mainly because delivery people have trouble parking their bikes. As a guest, I'd give the building five stars. It's super clean and well maintained, with helpful receptionists and very nice facilities.

The rooms are decent, and even the cockroaches are decent in size. The security staff are friendly and willing to help, but the management is the worst. You're treated like luggage, as if the best thing you could do is disappear. Services keep being withdrawn one by one: the pool lifeguard is never there, the concierge goes missing, parking stops opening, and cleaners stop showing up on time. After 3-6 months, they'll leave you with no option but to move out. Check that the room or apartment is registered and has valid documents. The company managing the building is called "Blue Ocean", and I can promise you won't find worse anywhere in Dubai. Pay 1000 more and find an alternative. Lads & Gents, you deserve better. Don't fall for it.

The building's ventilation and bathroom system are very poor, and there are too many cockroaches everywhere. Management is poor too, apart from the people who help with parking. The receptionist doesn't understand customer service or respect and doesn't seem to know the basics of service and hospitality management. Whether I've had an issue with an apartment card, cleaning service, or upcoming guests, they haven't cared about the customer experience. I've seen the receptionist scream at third-party cleaners who came to do a private cleaning service. Facility management doesn't understand that there's traffic outside, and they don't care. This has been one of my worst experiences dealing with building management.
