Really bad.

We had two rooms for two nights at a reasonable price, and since we hardly spent time in them, the dated furniture and linens were only minor drawbacks. The rooms were clean and had small soap, shampoo, and shower gel sets. Mattresses had no springs, the pillows were decent, and our balcony looked out toward Mount Ararat. There was no kettle, tableware, refrigerator, TV, or air conditioning. The location is convenient, and the owner was friendly and helpful. He carried our suitcases, made coffee, and offered tea. At our request, he drove us on a reasonably priced tour of Dilijan, Lake Sevan, and ancient churches. He was pleasant, calm, and careful behind the wheel, and we're very grateful. He also pointed us to good places for meals and currency exchange. I'll recommend his hotel to friends and acquaintances.

I stayed three nights, and neither the towels nor toilet paper were replaced. There was no bed making either. They gave us two towels, but were we supposed to use one as a bath mat after showering and the other to dry our faces and bodies for all three days? The drain was clogged and unhygienic. I didn't even want to take a shower. This was the absolute worst, and I wouldn't recommend staying here at all.

They canceled my reservation five days before I was due to arrive. They're unreliable, so don't waste your time. Edit: I've attached a photo in response to what they're saying. I booked the room, and you told me to cancel. I did nothing wrong. Learn to do your job, you incompetent, arrogant people. Their English is terrible too.
