The building is clean, with modern architecture, and I'd call it a 4-star place. The location didn't feel amazing to me, though. It's a little off the tourist trail and away from the tourist bus route. At checkout, the elevators took 15 minutes to get from the 8th floor to the lobby. Check-in came with so many rules, including no alcohol in the rooms. There's an empty fridge, a kettle, and cups, but no coffee, bottled water, or alcohol in the fridge. I don't get it. They need to review the procedures and upgrade the lifts, or put a lounge on every level where people can wait for one that isn't already full.

The south-facing room on the 13th floor had a great view, and the building feels new and modern, with a pool that gives it a resort-like feel. It worked well for both sightseeing and business: AV, Riva Davia is on a main street, the subway is a two-minute walk away, restaurants are close by, and so are the main attractions. A couple of house rules are worth knowing. They don't allow outside food or alcoholic drinks, and say there's a $100 US fine if you're caught. They also reserve the right to remove guests who disturb the property. I was fine with those rules. At busy times, though, the two small elevators, each holding only four people, can mean a long wait. That was a minor issue for me. I had a great stay.

The front desk staff were helpful, but the manager was rude and kept dismissing my concerns instead of having a constructive conversation or trying to resolve anything. There are also restrictive rules about eating in your room and bringing in outside food. The walls are thin, so I could hear other guests during my stay. The room felt old and dirty. I found previous guests' hair, dirty floors, a stained chair, and several broken items. There was a bad smell throughout, with a sewage odor in the bathroom, and not even drinking water was provided. Breakfast was poor too: mostly sweets, two kinds of packaged bread, and coffee that tasted like sewage water. This doesn't feel like a four-star hotel, and I wouldn't recommend staying here. Consider other options.

Breakfast was sparse, with no hot food and mostly carbs, plus just one kind of sliced cheese and one cold meat. On both stays we asked for quiet rooms, but only the room on our second visit matched that request. We also got just one hand towel for two people, and they wouldn't allow even a few extra minutes for checkout despite knowing we were repeat customers. After checking out on our second stay, I needed an outlet to charge my laptop. It was hard to find one in a public area, and I wasn't allowed to use the outlet in an empty conference room. The security guard told me it was private, even though I wasn't disturbing anything. I've stayed here twice in recent months, and it felt closer to 3.5 stars than four. The breakfast and customer-friendly policies both need improvement.
