Landhaus Grünberg

Good.

The house was lovely, clean when we arrived, and looked like the pictures. As a place to stay, we'd recommend it. But our experience with the landlord overshadowed that and seriously affected our vacation. The atmosphere became tense after he came onto the property without warning the day after we arrived, appearing on the terrace while we were sitting there with our dog beside us. He said he was checking for a possible power outage. At first I was told the issue was with my trailer, which I had plugged into the house's electricity. Later he said there had been an outage throughout Tyrol that day. I looked into it myself and couldn't find evidence of a nationwide outage at the time, so I found the conflicting explanations hard to understand. A dispute followed about the number of guests and the dog. We were five adults and two children, aged two years and three months. The landlord counted our three-month-old as a full seventh person, citing extra water and bedding, although the baby slept in our bed and used no separate equipment or other resources. We had entered the guest count correctly when booking through Booking.com. The booking conditions say children under one stay free, and we were charged for six people. We didn't understand why an extra person was then being charged retroactively when the listing also said a toddler stays free. He also said we hadn't registered the dog. We admit we overlooked that. The dog stayed in a special trailer and didn't go inside the house, but the lengthy discussion didn't resolve anything. After we contacted Booking.com, an "invoice" was left on the door the next day. It had no VAT or VAT ID number, and charged for an additional person plus €25 per day for the dog, supposedly because the whole house needed cleaning. The final cleaning fee was already €190, so we questioned a further €125 for a dog that demonstrably hadn't been in the house. The garage was another issue. It was included in the booking description at no extra cost, but the landlord's vehicle was blocking it when we arrived, which we initially accepted. During the argument, we were told it would cost €25 to use the garage and that we had to take one of our vehicles off the property so the landlord could drive out of "his" garage, even though the advert described it as part of the rental. The landlord lives right next door, and cameras at the front door and on the terrace made us feel watched all the time. I also want to acknowledge that I plugged the trailer into an outdoor socket without asking first. Its battery had already been charged at home; I only wanted to compensate for possible voltage drops in the cold, and we had no appliances actively connected during our stay. I could have asked beforehand. Still, I wonder how similar situations are treated, such as guests charging e-bikes in summer, which use considerably more power. We parked the trailer on the lawn too, and I understand if that's generally not allowed.

The hosts were incredibly kind, and we felt right at home during our week at Landhaus Grünberg with the family. It was bright, comfortably furnished, and very clean. We enjoyed our stay a lot.

There was some street noise, and we couldn't find a washing machine, just a small note. Otherwise, I have no complaints about the few days we spent in this country house. It was perfectly clean and had all the essentials. If we're in the area again, we'd definitely book it.
