Apartment 1A was bright, spacious and comfortable, with a corner position and wraparound balconies. We stayed four nights in the three-bedroom place. The beds, furniture and clean linen were good, and the kitchen and bathroom had nice, top-quality appliances. The heated pool was lovely too. A few maintenance details need attention: the kitchen handles are corroded, the dryer showed an error, and the lounge air-con glitched, though the breeze was enough to cool things. WiFi was patchy, so I was glad I brought a dongle. I'd also suggest bringing a Chromecast. The hallway needs paint, some painted shower tiles need fixing, and the previous guest left the wine fridge in a bit of a state.

Our booking was cancelled a month before we were due to arrive because the owners decided to take it out of the holiday period. We'd booked months ahead, during peak season, and had to scramble to find somewhere else. Be aware they might cancel on you at short notice around busy holiday times.

I'm on night four of a five-night stay in Apartment 8D, and this has been a deeply disappointing experience that falls below acceptable standards and may breach several legal obligations. The bathroom flooded after an ordinary evening shower. We tried towels and a mop, a brand new one left in the cupboard, which seemed to anticipate the problem, but the drainage was completely inadequate. This looks like a serious design or engineering flaw. A bathroom that floods during normal use isn't fit for purpose, and may breach Section 60 of the Australian Consumer Law, which requires due care and skill, Section 54 on acceptable quality and safety, and the common law duty of care to take reasonable steps against foreseeable harm from faulty infrastructure. There has also been drilling and construction noise from neighbouring apartments for hours during the day, loud enough to make the place feel impossible to relax in. This raises concerns about planning and compliance with Section F5 of the National Construction Code (NCC) on sound transmission and amenity in residential buildings, particularly those used for accommodation. On the first two nights, rave-style music continued past 11:30pm and kept me awake, despite the building's 10:00pm quiet policy. It may also breach EPA Noise Protocols and local council residential noise rules. The failure to enforce the policy affects guests' health and wellbeing. I've acted responsibly and tried to limit the impact. I expect a timely and fair remedy, including a permanent fix to the flooding, proper handling of the noise, and some compensation for the considerable inconvenience. This has been anything but relaxing. Unless urgent steps are taken, I wouldn't recommend this place to people expecting basic comfort, quiet or safety.

The setting is lovely, with a soothing, balmy view from the unit, friendly welcoming management and adequate parking. But the property feels tired, with signs of decay and water and salt damage. The communal carpets need replacing with tiles, and one lift was out of order. Our apartment seemed poorly cared for. The couches sagged and needed a proper clean, the bed was very firm, the pillows thin and lumpy, taps leaked and fans didn't work. The unit was stingily supplied too: no spare bin liner, only about two-thirds of a toilet roll and no extra, and just one laundry powder sachet for our four nights. Towels and linen weren't changed during the stay. We thought we'd booked a two-bedroom apartment, which would have given my husband space when needed for his health issues, but one bedroom was locked. We suspect the units are privately owned and some owners don't take pride in their rentals. We paid $1566 for four nights, expecting something much nicer, but there are plenty of beachfront units on the Gold Coast for $600-700 less. The Rocks needs $2-3 million just to refresh the buildings, lifts and common areas, then owners would need to bring the units up to scratch. Otherwise, the nightly price should reflect the decline. We wouldn't return or recommend it.
