The ‘Villa’ was just adequate, which is why we gave it 3 stars. You can sleep, shower and make hot drinks, but the kitchen is ‘miniscule’ and the place is VERY ‘compact’. Although ours looked near new, it had a string of maintenance problems, and we considered giving 2 stars. My wife and I are both near 80, grew up respecting other people's property, and we didn't cause any of these problems. The RHS wardrobe door came off its guides when I slid it closed. I couldn't lift its weight, so the Manager had a ‘Tradie’ rehang it on the LHS, but the same door came off again later. The lightweight towel rail on the LHS was already pulling away from the wall, so we put our towels over the shower cubicle instead. The hand basin mixer tap was loose and turned when we used the lever. A large hard ‘lump’ in the mattress dug into my ribs, so I had to sleep right at the edge. A notice in the ‘kitchen’ says you'll be charged $20 if you don't wash your dishes. There's no dishwasher, and no tea towel had been provided for hand drying.

I had an amazing stay and can't recommend Port Arthur Villas highly enough. The staff were cheerful and helpful, even though I only spoke with them briefly at check-in. I booked just a couple of days ahead during what was probably shoulder season, when accommodation choices nearby were limited. They have regular brick motel rooms, but I was given one of the portable dongas at the front, and was braced for something meagre after staying in rustic places before. Instead, the room was a complete surprise: spacious, large and comfortable, with a smallish but modern, well-appointed bathroom. Big windows looked onto a pretty garden at the back. These rooms were wonderfully quiet. I couldn't hear neighbouring guests' footsteps as they came and went, or any noise through the walls. The huge double-glazed windows also kept outside noise, heat and cold at bay.

The room exceeded my expectations for my one night stay. It was spacious, modern, clean and really comfortable, and the bed was wonderful. The location is very close to the Historic Site. There's no restaurant onsite, but I walked to the one at Port Arthur Motor Inn and had a great dinner there. The receptionist was friendly. I'd stay again.

We loved our stay at Port Arthur Villas. The rooms were clean, the beds comfortable and the location quiet. Hot water came quickly, and the bathrooms had nice scented shampoo, conditioner, body wash and hand wash. The downsides were the Wi-Fi, which was next to useless, and poor television reception. There's plenty to do nearby, but if you need downtime you may have to use your smartphone for Netflix or social media. The team is small, so reception can be unmanned. I'm sure you can reach someone by calling the office number.
