Your staff were fantastic, and the bed was comfortable with clean sheets. I feel for the hard-working team. But our room was filthy, and we had to buy Dettol to clean it. It really needed bleach and repainting. You didn't mention that a number of people live there full time in temporary accommodation. When rooms are assigned for full-time use, they need a deep clean afterwards. People down on their luck deserve better than living in filth too. This could be a great little hotel with some paint, a scrub, and less clutter. Sheet trolleys shouldn't be left in corridors or outside. Residents kept using the fire door, which could be addressed by changing it to an exit-only door like many hotels have. This is my first negative review.

The bugs were everywhere, dead and alive, along the carpet and walls by our room, and inside it too. The back fire exit stayed open our whole visit, so the bugs kept getting worse. The hallway carpet smelled like wet dog, and the room had such a musty smell it almost took your mind off them. The air conditioner was old and dusty, the single pillow each was lumpy and old, and the top bunk hadn't been made. There was no hot water for two days. We were told it affected the whole hotel, but they were only arranging for someone to look at it on day two. Completely unacceptable living conditions. Don't ever take "Budget" out of the hotel name. You need to do better.

Check-in and checkout were quick, with friendly staff, and I liked that there was no extra charge for a child or for parking. The room matched what I expect from Ibis budget (Formule1): on the small side, and sometimes you have to walk from the car and use stairs, but it had the essentials. Good bed, bathroom, fridge, TV, kettle, heating, and a clean vinyl floor. The shared microwave in the hallway was fine.

I spent 15 restful hours in the room and didn't want to leave. It was spotless, the amenities were clean, and the bed and pillows were comfortable. The hotel is well maintained and, from what I saw, meets the Ibis standard for budget accommodation. It's in a lovely, leafy, quiet suburban area, and reception were extremely friendly and polite. I'll certainly stay again if I get the chance. Thank you.

The bed was okay and the sheets were clean, but I wouldn't recommend staying here. At 3am people were drinking in the hallway, using key passes on the doors, and yelling for an hour. There was no cupboard or drawer space, and hardly any surface space. The shower had a big step in and out, mould in the grooves, and no screen, so it soaked the whole room. I was on the third floor and, as a senior, found the stairs difficult. Parking was $5. The tiny breakfast area had four tables and was sticky and smelly.
