U Plus Residence

I only received 200 CAD of the 500 CAD deposit I was entitled to. The person behind the Facebook account named sandy jothy blamed the shortfall on me leaving the house clean. She held onto my deposit for 20 days and kept giving excuses until I left the country. I plan to complain about her. I don’t recommend renting an apartment from her.

Parking is tight, and signing a lease would be really expensive for both the unit and parking, so I’m not sure I’d lease here. As a sublet at a lower price, though, it was pretty decent. I lived here for four months over a summer term. The unit was spacious and well finished, and someone cleaned each unit and the whole building weekly, which was really nice. Management was relatively nice too and replied within a reasonable time. It wasn’t so bad.

The building itself is good, but the management staff ruined the experience. They’re highly unprofessional, don’t reply to emails, and don’t take care of residents. It feels like all they do is look for ways to get your money. I was paying over $2000 a month, yet they kept finding things to charge me for, including microwave and light fixture repairs. At that premium rent, shouldn’t the landlord or management company cover those? They’re supposed to provide housekeeping, but it never shows up or cleans properly. When I moved in, the rooms and amenities were so dirty. Don’t be fooled by the high ratings, they may be bought or posted by staff. Stay away, it’s not worth the premium price.

The rooms are fine, but service is poor. Cleaning is inadequate and rooms are left dirty, while the front office staff are hardly ever around and leave without warning. If you get locked out, there’s no other help. They tried to charge me C$100 for a lost key, even though it was their fault, then threatened to make me leave despite my having paid in advance. I believe that violates the local code and is a crime. As someone else mentioned, beware of staff posting reviews as if they were guests. It all feels very shady, and they don’t seem interested in building a good reputation or attracting more than some wealthy students.
