Helen was a lovely host, friendly and full of local knowledge. The location is excellent: parking is right outside, the town walls are about a minute away on foot, and the town hall and high street are around two minutes away. The house has the potential to be a lovely boutique B&B, but it would take a lot of investment. It felt run down and untidy, and badly in need of maintenance and updating. I can imagine managing a property like this is hard, and perhaps the income from the other people staying there is vital. Still, they seemed unsure how to treat paying guests. One person was washing at the sink when we came downstairs, then walked to his room in just his boxers. It wasn't a huge issue by itself, but it made me wonder which income stream mattered more. If it's advertised as a guesthouse, it needs to feel like one. At present, it doesn't.

Helen is lovely, and breakfast was great. The location is excellent too, with easy free parking. For one night in Berwick, it was fine. The interior and rooms need a lot of TLC. It was okay for the price, but if I had the money I'd invest in it and turn it into a palace. It could be a real gem.

I couldn't stay in this squalid house. There were no locks on the bedroom doors, and I had the most disturbing experience I've ever had when a strange man pushed me into a bedroom. I wasn't refunded after leaving. It looked nothing like the photos. Apparently, she rents rooms to undesirable types in the off season, so don't stay here. My original review was removed.

I was completely shocked. One room had people's clothes and personal hygiene items in it, and bubbles had been left in the bath. The other room was substandard too. A couple greeted us who looked like they had just come from the shoot for Michael Jacksons Thriller and were very heavily intoxicated on who knows what. The first night, there was banging, screaming and doors slamming so hard the whole building shook. I don't think I need to say more about the other nights.

The location is really good, and Helen is lovely. It's not a five star BnB, but don't let that put you off booking.
