Staff were polite, helpful and informative. The more expensive rooms are being upgraded, and there's plenty of parking. Breakfast was good, and most places looked clean and tidy. The price was excellent, and I'd go back because I think they're moving in the right direction. There were a few oversights in my room: the bedside tables hadn't been wiped, and holes left by an old loo roll holder weren't filled. It felt cold when I arrived despite the heating being on, though the temperature stayed fine overnight. Outside noise came through as if the window wasn't sealed properly, and the bathroom fan was as loud as a washing machine.

A nice setting, friendly staff, generous breakfasts and fresh, strong coffee. Free parking is a big plus. The location is pretty good, though it's not especially close to the town centre or beach.

Preston Park hotel is about a mile from Brighton centre, with free parking and a bus stop right outside. Buses come roughly every ten minutes and take you into the heart of Brighton. The bedding is clean, the beds are comfortable, breakfast is tasty and free, and the staff are super helpful. If you're after somewhere clean and comfortable, this fits. It isn't a super swanky hotel. Get booking and enjoy.

I spent two nights here, and the noise made it hard to relax or sleep. The café and bar downstairs were loud until late, then around 4:00 AM bottles were emptied and smashed into bins, waking guests up. The room was also uncomfortably hot. It was around 24°C outside, but felt closer to 28°C inside, and there was no air conditioning or even a basic fan. Breakfast didn't meet expectations either: the food was cold, poor quality and unpleasant. I wouldn't stay again without significant improvements to noise control, ventilation and breakfast.

The staff are lovely, but our room was stuffy and in poor shape. The bathtub was cracked, its plug was difficult to remove, and the walls were damaged and stained. There was no air conditioning, and the radiator was on when we arrived during a hot week.
