The room and bathroom were clean, cleaner than chain hotels in my experience, and breakfast was tasty, arrived right on time, and was cleverly brought to the room. Check-in was a stressful mess. There’s no reception, and when I arrived the front door had a list of guest names and key instructions because the host was away. My employer had booked the room, so my name wasn’t on the list. With no phone signal or data, I spent 25 minutes trying to reach the B&B number and was out in the rain looking for signal. It did get sorted, but having the Wi-Fi details available onsite for emergencies would have helped a lot. I appreciated that the host let me text, though I felt I was bothering them. The main phone often went to voicemail, and I was stressed enough that it came through in my voice. Better luck getting through by phone would have made a real difference. The heating worked well when it was on, but seemed to turn off overnight. I woke at 3am cold, and the boiler wasn’t on when I arrived either, so the first hour in the room was chilly. I don’t know if that’s intentional, but writing this in cold December, it added to my worry. The pillows were very thick and hard. I slept badly and my neck started hurting. Softer pillows, or even cushions, would be welcome.

The people were really friendly, but there wasn’t anywhere to sit and enjoy the place. It’s basically somewhere to sleep near the university. My room was tiny, and breakfast came in a bag to the room, where there wasn’t space to eat it properly. £120 felt like too much for that.

The walls are so thin I could hear everything from the rooms next door and below throughout my stay. I know that’s not an easy thing to fix. The pillows were uncomfortable too, as other reviews have said, so I ended up sleeping without one. Even so, I’d still recommend this B&B, though light sleepers might want earplugs. The owner gave me a friendly welcome, the room had cool decor, and there was a good choice of drinks in the room. Breakfast was left outside my room in the morning.

I was only there for one night, but I’d definitely stay longer next time. The owner was so warm and pleasant, and the room was modern, clean, cosy and had everything I needed. It felt like a home away from home, with a really comfortable bed and a lovely view. Breakfast was fresh, delicious and really filling. Loved it.

For families, this place is perfect. It’s quiet, surrounded by nature, and only a five-minute walk from WBS and the Varsity, with all the amenities you need. I stayed in Radcliffe before, and this was so much better. Best accommodation you can get in Warwick.
