The location was beautiful and my first impression was wow, but things went downhill from there. The room felt tired and dirty, with poor bed linen and a stained mattress. I called reception, and the owner Cate came up. I found her rude when I showed her the mattress and bedding, and she wouldn't see reason, so I felt uneasy after that. She eventually gave me another room, but that was still dirty. Breakfast was just standard, and the dining room had a very bad atmosphere. The owner Carl also came across as unfriendly, like he couldn't care less. I definitely won't be back.

The bus stop right outside the guesthouse was really convenient. The house felt homely, and there were other rooms where you could lounge and relax. Our room was kept to a high standard, and the host Kate was extremely nice and helpful. She cooked the breakfast herself, which was made to order. We loved our stay, and it made the trip better.

The shared kitchen looked nice, though it wasn't very practical. Service and facilities were good, and the surrounding area was lovely too. There was also a fun games room with a pool table, cards, poker chips, a dart board and more. The old fashioned, quaint style gave the place a homely feel. The rooms felt a bit small and stuffy for me and my five family members, with not enough ventilation. Still, a good B&B, especially for a solo guest or a smaller group.

I've been staying at Abertay Guest House with Cate and Karlos for nearly six months while relocating from Northumberland, with my company arranging the booking. It's been a wonderful experience and a real home from home. The building is beautiful, decorated nicely and kept to a high standard. My newly decorated room was clean and comfortable, and I couldn't have been made more welcome. Breakfast is amazing, with fresh fruit, yogurts, cakes, cereals, cooked options and specials. The omelettes are a real winner. I'd highly recommend staying here if you're in the area or nearby, you won't regret it.

The room, the service, the dining room, and even the wee animal kingdom were all lovely. We had an incredible stay and are so glad we found this guest house. We'll definitely come back next time we're in Dundee.
