Ross and Kathleen are lovely, helpful hosts, and Ross makes an amazing breakfast. Their house is beautiful, with spacious, comfortable guest rooms, and everything feels elegant without being pretentious. It’s 1.5 miles from the Royal Mile, with plenty of bus routes to get there. We liked staying in a quiet neighborhood away from the main tourist area, close to places we hadn’t visited on our last Edinburgh trip: Holyrood Park, Craigmillar Castle, Prestonfield House and its estate with highland cows, and Edinburgh’s oldest pub, Sheep Heid Inn.

The breakfast was some of the best food I’ve had, and the daily specials are well worth trying. Ross takes real care with what he makes and is happy to explain the ingredients and flavour pairings. The quality ingredients from local farms, butchers, and producers really come through. He also gave us evening restaurant recommendations that led to some excellent meals. The house is a characterful traditional property, with beautifully presented rooms, a very comfortable bed, and fresh tea and coffee to help yourself to. The owners’ care shows throughout, in all the little details. A wonderful stay, with warm hospitality and breakfasts we won’t forget.

Room 3 stayed quiet and cool during the heatwave, which mattered a lot to us. Everything was immaculate and the attention to detail was spot on. Ross and Kathleen are friendly, fantastic hosts, and breakfast was second to none. This is by far the best B&B we’ve stayed in, exceeding our expectations. It’s a high-end place, and we’ll definitely return and recommend it to others.

Breakfast was fantastic, with a different special each day, and the location is very close to everything. Ross and Kathleen made us feel so welcome. The hotel is beautiful, with a lovely garden and incredible stained glass windows. Our room was comfortable and had everything we needed. Five stars.

The rooms are generous in size, comfortable, and spotless, and getting into the town centre by bus or cab is easy. Ross and Kathleen are hospitable hosts, and Ross’s breakfasts are superb, especially the delicious daily special. The guest house is beautiful and stylish, and the care put into the decor, cooking, and hosting is rare for a B&B.
