Breakfast was really nice and the location was great. Duncan was a great host, but we asked twice to have the TV fixed and it still wasn't done. He said it wasn't a priority. The room was an okay size, but the linen wasn't up to standard. The single bed squeaked and the pillows were really uncomfortable. The shower was hard to regulate, and the bathroom was dirty with some mould. Towels weren't changed daily, and tea, coffee, and milk weren't replenished until we asked.
The room was small and shabby, though it matched the price. The pillows were too soft and the mattress sagged. Breakfast was a simple but fine selection, and they made it earlier for us, which we appreciated. There's a bus stop within walking distance. Parking was free, but not for the whole day. We didn't know street parking carried a statutory fine between 9:30 and 11:00 in the morning, and received a £100 PCN.
The only good point was the free parking nearby. I paid £100 and felt completely ripped off. Everything looked old, heavily used, and uncared for. The sheets had holes and weren't ironed, while the tablecloths and chair cushions were stained. The whole place badly needs cleaning and refurbishment. Breakfast was impossibly low quality. I wonder when it last passed an inspection by the local council or similar.
Duncan was helpful and knew the area well. He helped with our bags at both ends of the stay and was always friendly when we saw him. We had a spacious, clean triple room with a single and a double bed, plus a sofa and plenty of room for luggage and the extra shopping. The beds were comfortable, and there was a TV, tea and coffee making facilities, and an ensuite. Breakfast was self-serve continental, with plenty of choice and a relaxed start to the day. We were visiting the Edinburgh Xmas markets, and the guesthouse was a short walk from Priestfield Rd, where buses into the city came often. We never waited more than 10 minutes. Taxis were about £9-10, which felt reasonable, but with luggage on a busy weekend I'd probably take a taxi from the train station. We'd stay again.
The view of Arthur's Seat was fantastic, and the owners were really nice and helpful. They gave us information about the city and always checked that we were comfortable. We stayed for two nights while visiting Edinburgh, and our room for three was clean and comfortable, with a private bathroom. The included breakfast was great, with bread, yogurt, fruit, tea, coffee, juice, cereal, croissants, and eggs. The beds were very comfortable, the rooms warm from heaters, and although the bathroom was small, the shower was great. If I come back to Edinburgh, I'll look for this place again. Totally recommend it.
