The rooms seemed quite new, and I liked the location, the product, and the cleaning. But when we booked, there were no photos or notes saying our room had no window. We were surprised to find ourselves in Sailmaker without any windows. Communication was difficult too, since there’s no reception. We couldn’t get the entry details before arriving, which made the trip stressful, and they kept ignoring our early check-in request.

The Victoria room had plenty of space for our two big suitcases, and the electronic locks helped us feel that we and our things were secure. It was clean, with the bed made each day, and we appreciated the fresh towels and robe. One of the best places I’ve stayed on my travels around Europe. I’d come back.

We had a few small snags: it took us a while to work out the luggage room, even with our 29 yr old techy son helping, though another guest showed us how. Check-in at 4pm felt late, even though the luggage facility helped. The Duncan room had no opening window, and its bathroom fan wasn’t working, so there was no fresh air. I followed the live TV instructions to watch rugby, but it wasn’t programmed and tuning didn’t work. Still, the property was warm and beautiful, with tasteful decor. The room was lovely, the bed and pillows were comfortable, and the quality toiletries gave it a luxurious feel. We also liked the location beside Leith Links, about a five-minute walk from Leith Walk, with its pubs, restaurants, and tram. We were very pleased and hope to stay again when we’re back, probably in a few months.

Self check-in and getting into the room went smoothly, though it did feel a little impersonal. The Salamander room was lovely, decorated in dark aubergine shades, and had a great shower. I also appreciated the coffee and tea selection, including oat milk. It’s close to the tram.

It was so quiet that we never saw or heard anyone else, even though I know every room was occupied. The room was lovely, clean, and tidy, with a huge comfortable bed and good quality linen. It had everything we needed, from shampoo and Nespresso coffee to a hairdryer and clothes steamer. We were visiting family in Leith and had a perfect stay at 3 St John’s Townhouse. Check-in was simple, and using an entry code instead of a key was much more convenient. The whole visit exceeded expectations, and we look forward to returning.
