Beth looked after us so well, she’s a fab host. Our room was immaculate, spacious, and stunning, and breakfast gave us just what we needed for the morning. We loved staying at 21212 and can’t wait to find an excuse to visit Edinburgh again so we can stay there.

Getting in and checking out were both smooth and stress-free. Beth was welcoming and attentive from the start, making sure things went well throughout our visit. The room was beautifully decorated and comfortable, and 21212’s central spot made it easy to explore Edinburgh and see family. We had a wonderful stay and would happily return. I’d recommend it to anyone looking for a memorable visit.

We stayed in April 2024. It’s a beautiful Georgian townhouse with a lovely boutique hotel inside, and our room looked out over the rear garden. The bathroom was fantastic, with the choice of a luxury bath by the window or a rainfall shower. Breakfast was continental and exceptional. You can walk a short way to the top of Leith Walk for the Trams, or a little farther to the St Kames shopping centre.

Katie checked us in and had loads of great suggestions for things to do in Edinburgh. The city view from the room was spectacular, and the room itself was gorgeous, with thoughtful extras like snacks, a fan, and a Bluetooth speaker. It’s a small hotel and a magical little gem. We’re already looking forward to planning another trip back. Thank you!

The room was quiet despite being only a few minutes’ walk from the Edinburgh playhouse and St James centre. It faced the rear of the hotel, with a lovely view of the green space at Calton Hill. Katie greeted us warmly and showed us to an immaculate, spacious room. The hotel is in an ideal location, and we’re looking forward to coming back.
