The only real issue was the mattress. It was a little hard, and the super king bed was two mattresses pushed together, with a ridge that could be uncomfortable on our backs. Otherwise, a really lovely day! The apartments are gorgeous, with spacious bedrooms, lounge areas, and all the amenities you'd need. The bathrooms were spotless with rainfall showers. It was quiet despite being in the city centre, and having a parking space was such a relief.
The apartment was spacious and comfortable for four, with two big bedrooms, one ensuite, plus a large living room and kitchen. It was clean enough, but it clearly needs maintenance or light refurbishment, and the sofa needs dry cleaning. The location is excellent: about a 10-minute walk to the City Centre on a quiet street, with plenty of coffee shops nearby. It was a good stay for one or two days, especially with friends, since everyone could relax in the big living room. Still, it felt a bit pricey for the quality. On arrival day, we asked to leave our bags before the 3pm check-in. We were sent to a friendly hotel on the other side of the old town, about a 30-minute walk with suitcases up and down hills. Not great, so we left the bags in the car. At 2pm I got a text saying the apartment was ready, but early check-in, one hour ahead, would cost an extra £20. We'd already paid £345 for the night, and charging extra when the flat was ready felt ridiculous. Checkout was at 11am. My husband and I went for coffee across the road around 10am. When we returned about 10:30 to collect our things and leave, someone had already been in the flat and started taking out rubbish, then left, probably noticing we hadn't checked out yet. At 10:50 the cleaner came again. We were still there and about to go, but felt rushed. It didn't feel very welcoming, to be honest.
It was very quiet, and the apartment was clean, comfortable, and had everything we needed. The location was great, though be ready for some steep walks. There wasn't much natural light, which is why I marked it down a little, but we were there in winter so it wasn't an issue. I'd stay again in winter and highly recommend new fox inn across the road for breakfast.
Jan, the duty manager, made a real difference during our stay. He was so helpful and sorted everything without making anything feel like a problem. The apartments themselves are lovely, and the location makes it easy to walk around Edinburgh. Having a well-equipped kitchen and laundry facilities was a big plus for us, and made the stay much better than a hotel. We had a wonderful time at No 1 Apartments Newtown.
We’d happily book here again. Our two-bedroom deluxe unit was bright, spacious and very clean, and the beds were comfortable. The pictures matched what we found. It sits a few minutes’ walk from the busy tourist streets, in a safe area with a nice community feel. The entrance is one step below street level, but the windows face the back and let in plenty of light. There were two fans and no air conditioning, which was fine in late June. Check-in through the key box was easy, with no need to arrange a meeting.
