Regis Guest House

More than 20 days after I cancelled my fully refundable booking through Booking.com well in advance, I still haven't received the refund. The property hasn't replied to my emails or calls, and neither have Booking.com representatives been able to reach them on my behalf. This was an incredibly frustrating experience, and the lack of communication and professionalism is unacceptable. I've never had this happen before. I'd strongly advise people to avoid the property unless they're willing to risk losing their money and getting no support.

The neighbourhood is very quiet, and downtown is about a 20 minute walk away. The staff were very nice and helpful, and breakfast is served from 8 to 9:30 am with several options. I stayed three days in a triple room. The house was quite clean and the room was large, with a small fridge. The building is old, with narrow stairs and no lift. The main bed was okay, but the extra small beds made a lot of noise when anyone moved.

We were four adults and had a nice stay. Breakfast was great, and we were happy with the location. Walking back late at night was no problem. The accommodation was comfortable and fine for a few nights, though it could have been cleaner, especially the bathroom ceiling. We were told street parking would cost around £20, so we left the car at the Princess Exchange parking for £18 for 24 hours.

Breakfast had a great selection, from a full cooked meal to cereals, juices, cold meats, cheeses, pancakes, tea and coffee. Haggis was available too. The manager was welcoming and hospitable. The guest house is lovely, around a 30-40 minute walk from the Royal Mile, and local buses are there if you don't fancy walking. My room was comfortable and clean, but I hadn't expected my personal bathroom to be across the landing, outside the room.
