The room my friend had was cheaper, yet it was in better condition and came with a fridge, microwave and free toiletries. It was up quite a few stairs, though. My deluxe room was clean but very dated, and the toilet flush brought a sewage smell into the room. You could hear a lot from the other rooms too, especially the flushing. There was a sign on arrival directing us to the Red House for breakfast. A lovely woman came over about two minutes later. I felt uneasy when someone started shouting and knocking on the window while we were having a drink in the room, though I know that wasn't the owner's fault. I slept reasonably well. The listed free toiletries and hairdryer weren't in my room, but I had brought toiletries and my friend upstairs didn't have a hairdryer either. I ended up going to breakfast at the Red House with wet hair. Breakfast was OK, though the small dining room was full and we had to share a table with workmen. When I asked, they brought me a hairdryer straight away.

The old house has a lovely feel, and Grantham's centre is an easy walk away. I had a really enjoyable three-night stay. The staff were friendly and attentive, breakfast was good, and the coffee was especially good. I'd stay here again if I come back.

The place was warm and clean, but I didn't sleep well. There was a damp smell when I first walked into the room, and the toilet growled whenever it was used. The sink and shower did it too, and the rest of the room looked tired and in need of a bit of attention.

The breakfast was amazing, and the staff were just as friendly. Everything was very clean and comfortable. This is one of the best B&Bs we've stayed in, and we'd come back without a second thought. Thank you, Patricia and Malcolm Whitehead.

The room had a fridge and microwave, which is why I'm giving it one star. The shower was painfully slow, taking about ten minutes to rinse the shampoo and shower gel off. The beds creaked loudly whenever I moved, and it felt like sleeping on plastic sheets. The floor made noise too. In room n 2, the heating system sounded like dripping water all night. Luckily, I had ear plugs. Anyway, have fun.
