Room 1, on the ground floor at the front, was quiet even with the window open in lovely weather. It's clean, nicely decorated, well maintained, and has good room facilities. The location is very central, and I appreciated the proprietor calling that morning to check that the booking site had sent the self check-in details. The mattress is very soft, which may come down to personal preference. Great for a short break, and I'd highly recommend the Phoenix Guest house.

The room was spotless and tidy, with lovely interior design, and the outside looked good too. The owner was polite, friendly, and lovely. There's a cafe for brunch right nearby, parking just down the street, and the beach is a five-minute walk away. Other attractions are around 5-10 minutes on foot. I'll definitely be back.

The room was spot on, clean, fresh, and spacious. I had a brilliant time and would absolutely recommend this place for a couple of nights by the sea or a stay in Hastings. It's better than any seaside hotel or guest house I've stayed in.

The owners were lovely, and the place was very clean and well equipped. The ensuite towels smelled damp and unpleasant, and the toilet seat was loose. Those were small issues, and I'd still recommend staying here in Hastings.

I spent two nights here in September. The room was warm and welcoming, with fresh linen and spotlessly clean bathroom facilities. Having a fridge in the room was really useful.
