Horning itself is lovely, a pretty, friendly Broads village with three good pubs, a brilliant fish restaurant, and excellent tea shops. It’s also an easy drive to the sea and other places. The house was as described on the booking sites, clean, well kept, and perfect for our family group. We booked directly through the owners’ company, QF ltd, and their admin was a shambles. They claimed our payment hadn’t arrived, which caused a lot of stress, before eventually finding it. They then asked us to complete an online form through a dead link, even though we’d sent the information weeks earlier and they hadn’t located that either. After renting properties around the world for at least 30 years, we’ve never felt this level of mistrust. There were constant rules, extra charges for things like early check in, and the online house manual was just links to appliance manuals. A quick start guide would have been more useful. We felt like an inconvenience instead of valued guests. The property is lovely and well located, but I’d suggest the owners rethink their customer care.

Horning is quiet and private, and we felt at home the whole time. There are three pubs within an easy walk, with The New Inn our favourite, and you can walk to hire a boat for the day. We used Ferry Marina and they were amazing. There was plenty to do nearby, so we didn’t really miss the hot tub when it wasn’t working. The host communicated quickly and helpfully, and even sent an engineer to try to fix it. Stef’s property is lovely, spacious, and has lots of modern touches. The beds are very soft, which is great if you like that. We had a brilliant stay and would definitely recommend it.

There’s lots of space here. We were a family of four and could have doubled our group and still been comfortable. The place was clean, well equipped, and really well located for day boat hire, which was exactly what we wanted. A brilliant place to stay.

Getting in and leaving were both easy, and the place was clean. We had a good stay, but I didn’t like paying an extra £20 a day for the hot tub when the listing advertises one. That feels like charging separately to use the fridge, and it should be part of the total price.

A lovely house in a great spot, with a fantastic hot tub and pool table. There was quite a bit of dust around, so it could use a proper deep clean. That’s the only reason I’ve taken off a star.
