The room and sheets were clean, but everything looked worn out. You could hear too much through the walls, and the floors creaked badly. The caulking around the tub was a mess, with paint splashed onto the switches and other fixtures. It looked like a rushed, cheap repair. The inside needs a proper refurbishment, though I doubt one is coming. It feels like the usual investor story: buy an existing building, rent it out with little upkeep while it deteriorates, then hope to sell for more because prices seem to rise whether the place is maintained or not. It was fine, but not nice.

We had a lovely room with everything we needed, and I'd happily stay again. Booking directly by phone was really easy. For getting around, buses into Brighton run frequently and take about 15 minutes. There's also street parking outside: follow the instructions in the information or when you call, use the app, and you can park for up to seven days at a pretty reasonable price. A really nice bakery nearby made breakfast easy during our wonderful Brighton visit.

Bed bugs were the point where this went from unpleasant to unbearable. Within a week, the bites on my neck, face, ankles, wrists and sole of my foot had become badly infected, swollen and painful, and I had to take strong medication. I wanted to sort it out with the owner, but she hasn't replied to any of our messages. This is the only way I can think of to warn people. I wish I could attach photos of the room and bites as proof. We arrived on the evening of December 26th after a long bus and train journey, and had to start cleaning. The mugs and glasses were dirty and already used, the coffee and tea shelf had coffee stains, there was hair in the bathroom corner, and the walls were stained. The place looked very run-down: marked curtains were partly coming off the rail, the shower head was also coming loose, and I didn't want to put my head against the filthy-looking bed headrest. We put up with all that without complaining because we're low-maintenance guests, but the bites were too much.

Breakfast came quickly after we ordered and was really tasty. The woman in the kitchen was delightful, too. Our rooms were clean, tidy and comfortable, and the bath was deep and roomy enough for a large man. From the moment we arrived, manager Frank made us feel very welcome and did whatever he could to help. A fantastic stay all round. We'll be back. Ignore the negative reviews.

The hosts were really friendly, and the woman making breakfast was the sweetest. I also liked the artwork on the stairs and in the backyard; it gives the place some personality. My room was clean and a decent size, with a small bathroom and a large tub. There was a hairdryer, makeup mirror and even an iron, though the furniture could do with restyling. It's a simple, clean place to sleep while visiting Brighton, if you're fine with a pleasant half-hour walk along the beach to the city centre. Just don't expect a real four-star hotel.
