The staff were excellent, and breakfast was spot on at 7 quid. This is a lovely budget hotel in a great spot, right next to Headingly stadium.

The rooms are pretty standard and relatively quiet. Some of the interior design is odd throughout, though it didn't bother me much. Good for the price.

The staff were friendly and the service was good. They offered me the option of checking in early, which suited me. But my room was freezing when I arrived, even though it was after the regular check-in time, because the windows had been left wide open. The room warmed up once they were shut. There was a space heater and a fan, though I only noticed the heater after I didn't need it anymore. I couldn't get the room heater going, but since it was July it may have been switched off at the mains. The bathroom tiles were cold, and the spring mattress was only just adequate. Cleanliness was my main concern. Under the cover there was something that looked like a dropping, though I did wonder if it was dirt from my trousers. It left me uneasy about whether there might be rodents. There was dust under the radiators and on the closet's top shelf, where two irons were kept. Maybe one didn't work, but there wasn't an ironing board. I also found little bits of hair on the bathroom floor. The bathroom door had no lock and wouldn't close all the way, which makes using the toilet awkward, though I was in a single room so didn't have to worry about anyone else being there. The hotel is dilapidated, with cracked bathroom tiles, stained furniture, and a physical key instead of an electronic key card. Those were minor issues for me. The bathroom was cold, too. Breakfast was £7 in the morning. The sausages were lovely, but the bacon was too salty, and the mushrooms and tomatoes were clearly tinned. If it were the cheapest place available, I'd probably stay again.

The rooms weren't ready when we arrived, so we had to wait for cleaners to make the beds. There was a live socket on the wall with bare wires exposed, and the bed headboards were broken. The shower on our floor had no hot water, so we went up two floors to find one that worked. The shower rooms were very dingy, and a light kept flickering on and off, making it difficult to shower. When I told the staff member at reception, she didn't seem to care. I also overheard her discussing more customer complaints, and she didn't seem to take them seriously.

We were grateful to everyone who made our stay so pleasant. Our twin room was clean and tidy, with very comfortable beds, and the housekeeping team clearly work hard to keep the hotel in good order. The manager was helpful and an absolute gentleman, the chef's breakfasts were outstanding, and the waitresses were first class and very polite. The Butlers Hotel had everything we wanted for a few days in Leeds city centre for an event. I'd definitely stay again.
