The location speaks for itself, right by Bond Street station, with everything walkable. There’s real attention to detail here, and I’m looking forward to coming back. As a Diamond member, I’ve been upgraded before arrival every time I’ve stayed at The BoTree, which makes me feel the hotel values loyalty. It’s spotless, and the rooms feel like well-equipped boutique apartments. The gym is really nice, with superb equipment, something I’ve found to be a strong point at many Curio properties. Breakfast was alright. You can order omelettes and poached eggs, which seemed popular, and the chefs handled the busy service well. The team is a big part of the experience. Shaun is always helpful, experienced, and knows the area well. Lawrence has also been excellent with questions and makes sure everything runs smoothly. They arranged bookings and dinners, including recommending LAVO when I’d planned to eat elsewhere. The menu and atmosphere are fantastic, and the DJ adds to the vibe, so you don’t even have to leave the hotel. Ricardo also took our luggage up to the room. He works hard and has a brilliant personality. They’ve got the right people in the right roles.

The surprise cheesecake sent up for my birthday made my 40th especially memorable. There were lots of thoughtful details in the room too, from the underfloor heating and generous toiletries to the lovely lighting, robe, and slippers. We’ve had a wonderful stay. The rooms are luxurious and incredibly comfortable, and you can feel the five-star quality throughout. Thanks for making it such a lovely experience.

We were greeted warmly, but the stay fell short of what we expected from a hotel in this class. The suite looked nice, though the layout was odd: you entered straight into the bathroom, then came to a small sitting area and a circular bedroom with no window. A curtain there was made to look like a window. There were very few outlets, and neither the USB-A nor USB-C sockets worked, so we had to charge our phones in the hallway. Breakfast was the biggest disappointment. The buffet had little choice and no fresh greens, nobody offered tea or coffee, and the staff seemed poorly coordinated. When we asked for Eggs Benedict, there was confusion and we were told only omelette, fried, or scrambled eggs were available. Those same items apparently weren’t a problem through room service. We also asked twice about late checkout after being told it “should not be a problem.” Nobody followed up, and the final answer was simply no. Poor functionality and inconsistent service made this a disappointing stay. At this price, we expected considerably more.

The gym is only open on weekdays, and it’s a dimly lit sort of dungeon that’s part of the nightclub. The hotel does provide passes for a gym three blocks away, but this limit isn’t clearly disclosed on its website, which prominently features the on-site gym. I came to The BoTree London expecting the peaceful, sophisticated retreat described in the glowing reviews and influencer posts. I was excited to experience it myself, but those reviewers had stayed before it opened. There’s now a nightclub in the basement, and it’s completely changed what a guest can expect. At £750 ($900) a night, I was exhausted and frustrated. The service staff were exceptional and the rooms beautifully appointed, but neither mattered when I couldn’t sleep. Rest is the point of a hotel. On Friday and Saturday, sleep was virtually impossible. Bass-heavy music travelled through the elevator shafts and throbbed through the rooms. If you’re near the elevator bays, you won’t sleep. The accessible elevator announcements, “going up, going down, going up!”, echoed through the building as club patrons came and went. The music went on until 2:30-3:00 AM. After that came intoxicated guests shouting in the street, revving engines, and cars blasting music while picking up departing clubgoers. It was quiet only after 4:00 AM. On our last night the fire alarms went off and the emergency doors all closed. Some were locked, including the stairwell door. I called from the room, but nobody on staff was answering calls. I’d read excellent reviews about how quiet it was, but they were all written before the nightclub opened around 9/25/25. I booked based on those recommendations and the calm early guests and influencers described. That experience no longer exists. This hotel seems suited to wealthy party-goers who sleep during the day and club at night, rather than business travellers or tourists who want luxury while exploring London and need proper rest.
