We booked Lodge 146 at Landal Kenwick Woods for two nights from 4 February 2026 as a birthday break, but this stay was very disappointing compared with our previous visit. The bathroom area smelled strongly of drains, the kitchen sink was blocked with food debris left by previous guests, and the lodge didn’t seem properly cleaned. We reported it, but couldn’t find anyone to help until the next morning. The hot tub was cold, and we found broken glass in it, so it wasn’t safe to use. It was one of the main reasons we booked, which meant a key feature was completely unavailable. A maintenance staff member eventually came but said nothing could be done at that time. We were about four hours from home, so leaving that evening wasn’t practical. We contacted Landal afterwards. They acknowledged the problems but offered only a partial refund. As returning guests who’d had a great stay before, we found that very disappointing and below the service level we expected.

We stayed in lodge 102 for three days over the bank holiday weekend, and weren’t too impressed. The layout was odd, and although the hot tub was okay, tree cover and all the leaves dropping into it made it unappealing after a day out. I don’t understand why it isn’t at the back by the decking, where people could sit comfortably before getting in. It’s also awkward to move around it and take the cover off. The room was tiny, the bed uncomfortable, and the shower rubbish. Flushing the toilet made a growling noise that woke everyone. Having no WiFi in the lodge feels strange in 2026. The facilities were confusing too. The welcome book called the gym and pool complimentary, but they cost extra even though we told staff we were staying in a lodge. Overall, quite mediocre.

We booked a lodge well ahead for Easter weekend, then got a call on the Monday before our Friday stay saying the booking was cancelled because high winds had brought a tree down on the lodge. I understand that was out of their control. They said we could find another lodge, but every alternative we found was double the price. When I called to explain, they said there was nothing they could do and we’d have to pay the difference. I asked for a refund. They said they could provide one, but it would take seven working days. Luckily, we didn’t need the refund to book with another company, but some families might, and it could have ruined their bank holiday break. Be aware, this company seems to have a habit of cancelling bookings at the last minute for different reasons, as other reviews show.

We spent Easter weekend in one of the four-bedroom lodges with Hoseasons. It was huge, with four good-sized bedrooms, two doubles and two twin singles, plus a bathroom, shower room and en suite. The lounge and kitchen diner were huge too, giving our young grandsons room to run around. The lodge had everything we needed. Next time I’d bring a bath sheet because the bath towels were very small, plus extra hand towels and towels for the swimming pool. The beds were very comfortable, and the sheets were clean and crisp. The leather settees were comfortable and the TV was good. It was very cold when we arrived, and it took a while to work out the radiators, but they warmed the lodge quickly once we got them on. It would help if the heating were switched on before guests arrive. The floors were the disappointing part. There was laminate throughout, and I saw the children’s bare feet turn black. I’d give the floors only about 2 stars for cleanliness, while the bathrooms and kitchen were closer to 4 stars. The site was quiet and lovely, surrounded by trees, and we saw many different kinds of birds. A few things let the Hoseasons complex down. The swimming pool costs extra, though it was at a reduced price. There’s no children’s play park, and the little ones weren’t allowed to use the enclosed tennis court, even though it had child-sized football nets and small basketball and netball nets. Using the court when it wasn’t being used for tennis cost £10 for half an hour, which is extortionate. Hoseasons needs to provide more for children if it wants to keep selling this as a family holiday for young children.

The lodge had everything needed for a few days of self-catering, including a washer-dryer, dishwasher and fridge-freezer. The hot tub was clean and warm when we arrived, and staff were friendly. I also got a courtesy call to say our lodge would be ready earlier than the usual check-in time. The lodges are good, though most are a long way from the amenities. There was little WiFi or phone signal inside, probably because we were about a mile from the main reception. It’s a quiet-break sort of place, with Louth just a 10-minute drive away and easy access to the Lincolnshire Wolds.
