Ashton House - Hostel

I lived here for almost a year, so this is just my experience. You may have a better or worse one, as I don’t know about any changes to the building. I was among the first students to move in when it became mainly student housing in August 2023. The building was run by a few people who tried to help when they could. For the first few months, before it got crowded, it was good value: reasonably priced and in a phenomenal location for that price. As more students arrived, prices rose and service got worse. The heating stopped working, and the bathrooms had structural problems. Sometimes showers didn’t work, or the hot water came out boiling or freezing. The building smelled of green, noise increased, and some tenants were hostile, which may give you an idea of what a corridor-mate could be like. It used to feel like a gem to me, but now I’d only use it as a backup. Rooms range from very small to small, so try to find a decent one at the end of a corridor.

The building has been safe and secure, with everything I needed during my stay. Its city-centre location is great, about 5-10 minutes from Victoria station, and close to Angel Meadows park, a rare chance to get outdoors in nature in and around Manchester. I’ve had a great time living here, especially since Essential Student Living took over. Huge shoutout to David and the team, who’ve done their absolute best to improve the building since then. :D

I stayed for a year, and it felt haunted by actual ghosts, not to mention the silverfish and rats. A black pipe in my room kept it too hot, and the corridors always seemed to smell moldy. The washers and dryers barely worked, and the laundry room was in a dusty, dirty basement. I also had to pay £60 after getting locked out because there’s no 24-hour reception. At £795 a month, it wasn’t remotely worth it. Do NOT stay here unless you have to.

I’d give no stars if I could, and strongly advise against this provider. The current owners have ignored my correspondence after a horrific experience. My son stayed here last year, and the shared facilities were filthy, reception staff were practically nonexistent, and the main corridors had excessive leaks. There were rats and flies in the building, rusty shower accessories and a faulty shower. They also charged excessively for replacement key cards. Mould in his room, caused by the corridor leaks, made him move out before his tenancy ended. They then rented the room to someone else while continuing to take rent from us. When we complained, no one acknowledged us or they wrote lies. Do yourself a favour and find another reputable provider.
