Once they’ve got you signed up, you’re left to handle the risk yourself. Their answer is that you find a replacement tenant or keep paying indefinitely, which makes you feel completely disposable. I was asked to sign a legally binding tenancy before they’d confirmed I had a suitable guarantor. When a problem came up, they washed their hands of it. The whole process feels designed to trap tenants instead of helping them. When I asked to cancel, I got cold, scripted emails repeating the terms and conditions. They showed no empathy, flexibility or responsibility, and said I owed the full rent because the start date had passed, even though they’d pushed me to sign before asking questions. This is predatory business behaviour disguised as policy. They use technicalities and pressure to protect their income while ignoring fairness and common sense. Avoid them. If you sign, expect no support and a lot of financial risk.

My daughter really enjoys living here. The student accommodation is clean, modern and safe, and the office is always staffed. They communicate clearly and quickly about any issues, and sort problems out fast. Highly recommended 👌

I moved in on the 6th of September, and it’s one of the best decisions I’ve made. The room is lovely and cozy, the bed’s so comfortable, and I’m actually sleeping now! The staff are warm and welcoming, with things going on throughout the month, like breakfast mornings and events over Halloween and Christmas. It’s well worth the money. I’m going into my second year and will DEFINITELY stay here for my third and final year. Seriously, stay at IQ-KOPA, like the ad says, you’ll have your “best year yet”!

I stayed at IQ for four years, from my undergraduate degree through my master’s. The living conditions were good, but the staff were the main reason I stayed so long. They were always there when I needed support. Vanessa, Adam, and Anthony were kind and helpful every time, and they make IQ a better place.
