I've been living at The Slate Yard since summer 2023, and I'm very happy with it overall. The building's community is positive and respectful, and the apartments are comfortable and thoughtfully laid out. Staff are friendly, approachable, and willing to help. Since the managing company changed, the resident events have improved noticeably, which has helped the community atmosphere. Rent has gone up over time, though that seems in line with the wider trend in central Manchester rather than specific to this development. The location works especially well for central Manchester. It's walkable to the city centre while still feeling a little removed from the busiest areas. I'd recommend living here to anyone looking for a well-located development with a good sense of community.

Summer at the lobby has made a real difference since I moved in. She's welcoming, helpful, and quick to sort out anything that comes up, and it's great having such an approachable team member. I've really enjoyed living at Slate Yard so far. The modern building is well maintained, the amenities are great, and the location makes it easy to get around Manchester and Salford. It's been a very positive experience, and I'd definitely recommend it.

The flats are great for the price, especially given the location. We did have a spell without hot water, as can happen in any flat, but the friendly, helpful staff, especially Andrea, got electricians and plumbers on it straight away over the Saturday and Sunday. I've lived in three other flats in Manchester, and this was the best urgency and attention to a repair I've experienced.

My basic needs are covered here, and I can't ask for more from my living setup. There's a 24hour gym and work stations to use when I want to get out of my room. As a night owl, I especially appreciate Jubril at reception. He's exemplary and always smiling, which makes it easy to approach him. Life is good.

Actual rating: 2.5 stars. Jordan, the security guard, was the only consistently helpful person. The rent increases have been excessive, more than £200 over two years for us, and amenities haven't been looked after: gym equipment stayed broken for months, and windows were cleaned only once during our entire time there. Onsite parking is advertised in a misleading way. There are only around 15 spaces for three buildings, and I barely moved on the waitlist over two years, leaving extortionate NCP prices as the only nearby alternative. Since Allsop Lettings took over in early 2025, the place has gone downhill. Under the previous management I enjoyed living at Slate Yard, but the new team is poorly organised and unresponsive. Staff can be rude unless you repeatedly chase them, and many residents struggled to get basic problems sorted. When you push for a response, the lack of concern is clear and the replies are generic. They seem focused on filling the many empty apartments with students instead of professionals or families. Deposits are also being deducted from most people regardless of condition, which feels hypocritical given the poor state some new tenants have moved into. Overall, I'd strongly avoid any Allsopp Lettings property. They seem more concerned with cutting costs than building the community they advertise on site.
