Breakfast was included, and we were surprised to get a hot full English rather than just cereal. The price was very reasonable. The hosts were great, and our rooms were ready when we arrived. Each room has a double bed, wardrobe and ensuite, and everyone gets a key to their room and the main door. That meant we could come and go whenever we liked without disturbing the hosts. What a hidden gem!

We arrived late but were welcomed warmly into a spotless, modern room. Dawn and Andy were so accommodating. The snug was lovely, and the dining room had snacks and even wine available if you wanted them. Andy cooked breakfast just right and made us a packed lunch before we headed to the NEC. We'll definitely stay again, the value for money was excellent. Thank you both.

Dawn was there to help with anything we needed, and breakfast was great. The room was a good size, the bed comfortable, and everything was very clean. Tea and coffee facilities had all we needed for a short visit. It's a friendly, lovely place to stay. I'd recommend it and would visit again. Stayed Sat 06 Jul 19.

We stayed in November and found a lovely little family run place with three double rooms, with another due to be added soon. Andy, the owner, was lovely and really helpful. The modern rooms are gorgeous, and guests can use a breakfast room and a reading room. There's wine, beer, other drinks and snacks available on an honesty box basis, and breakfast is cooked to order. The location in Balsall Common is great, right beside the station and only a six minute train ride to the NEC for anyone going there on business. Much better than any hotel chain. Highly recommend, and I'm sure I'll be back.
