Breakfast was freshly cooked and really nice, and everything was very clean. We had our own room and bathroom in one of the converted barns, plus a shared kitchen and lounge. There's free WiFi, and a hot tub you can book for an extra charge, though we didn't use it. The welcome sheet says it's a 15 minute walk into town, but it took 30 minutes. Don't take the suggested footpaths, they're overgrown in places and poorly signed. The main road is just as quick. We'd certainly return.

The worst part came after we got home. We both broke out in rashes, which doctors diagnosed as “Hot Tub Rash”, an infection caused by bacteria in the hot tub, and we had to take antibiotics. I'd emailed about the problems, but after being ignored for over a month, I felt forced to leave a bad review. We did enjoy a nice weekend at the Barn, but there were several issues: the kitchen and bathroom floors became dangerously slippery when wet, there wasn't enough equipment despite an email saying there was plenty, the WiFi was unreliable, and the service was rude when we raised an issue with the hot tub. Bad service, a dangerous house and a dirty hot tub. Avoid at all costs.

The property looks good and is in a good location, and breakfast was cooked and served as expected, with good quality. Thanks to Sharon for breakfast service and cleaning the room. But for the money, it didn't feel worth it unless you're content with just sleeping and having breakfast. I wouldn't recommend it. The information didn't make clear what we'd actually get. We asked for the advertised Jacuzzi on arrival and were happy to pay, but it never happened. A woman greeted us and made promises without following through. She said she'd try to get it ready and let us know either way, but never did. The sitting room TV wasn't working. When we mentioned it, she said she'd sort it, but didn't, even though someone on site had already told us it was out of order. You'll also need to bring batteries if you want to use the remote, which is shocking. There was more water leaking from the en-suite shower hose than coming out of its head. There are small steps on the ground floor with no proper signs. The steps are ahead of you, but the signs are on the side wall, so perhaps you'd only notice them after falling. We were very disappointed and disgusted by what felt like empty promises, or lies. I can't even remember the woman's name.

The rooms were clean and comfortable, and breakfast was great with plenty of choice. We booked Church Farm Barns at the last minute for one night while travelling elsewhere, and it was good value. The Bell pub is at most a 10 minute walk, and Stratford town centre is around 20 minutes away. I'd definitely stay again.

The best extra was the Jacuzzi, where we spent a lot of time. Our group of friends had come from around the country to meet somewhere central, and Church Farm Barns worked well for that. It's near Stratford upon Avon town centre, with nicely done furnishings and gardens. The rooms are a good size, and the staff were attentive and hospitable. The Bell pub is within walking distance and has quality ales and lagers. I'd recommend Church Farm Barns to anyone visiting Stratford upon Avon with friends or family. WELL WORTH IT!
