There was no elevator, but someone helped carry my suitcase upstairs. The rest of the stay was awful. In January I woke in the middle of the night freezing, with the heater off and my breath already making a white cloud. The bed was beside a window that let in the wind. I put on all my clothes and still couldn't stop shaking. It felt like sleeping outside. At first I tried to wait it out until morning because I hated the idea of disturbing the host's sleep, but then my throat got sore and I had a really bad headache. When I finally called, the host shouted at me and interrogated me, then eventually said she would come. I tidied the room for her, but she never checked in. I heard someone switch something on outside my room, and the heater started working again. She didn't speak to me, apologize, check if I was okay, explain why it had been turned off or even apologize for shouting earlier. The shower was inside the room, with all the moisture, while the toilet was outside. The owner said the toilet was only for my use, but I heard it flush multiple times overnight. When I used it next, the seat was wet with pee and there were tissues in the bowl that clearly weren't mine. I always flush thoroughly. The bed and bedding touched the heater directly, which seems like a fire hazard when it's on.

Our hosts were really friendly, and breakfast was included in the price. It was hot and delicious. We had a lovely, spotless triple room for our one night on 3 August. The town centre was about a 10 to 15-minute walk away, though I walk slowly. We had a great experience and I'd definitely stay again or recommend it.

Breakfast had loads of choice for different dietary needs, and everything we tried was lovely. The dining room was great. Our triple room was comfortable, with two lovely big windows, a fridge, bottled water and tea and coffee. The place was modern, tasteful and immaculately clean, with a great shower. It's an easy walk along the river to the centre, and free parking is available. The pictures on booking didn't do it justice. I'd highly recommend staying here and will definitely be back.

The hosts were welcoming and helpful, and breakfast was delicious, though I couldn't finish it all. We had a lovely one-night stay as a family of three for my husband's 60th birthday, with lots of thoughtful extras in the well-equipped room. Free parking for two days was great, and the location made it easy to walk into York, including a lovely scenic route by the river. Thanks for a fantastic stay, we'd definitely return. x

I found the guesthouse in Rick Steve's travel guide while planning a weekend in York. The price was great, and Phil kindly gave me an ensuite double room at no extra charge. It was simple but fairly comfortable. The location was good, a short walk from Museum Gardens and the train station. Booking was a bit difficult because I never got confirmation, and when I arrived the door was locked with nobody around. Phil said someone would come shortly, but after 20 minutes another guest arrived and we called again. Phil apologized and said he'd meet us in 5-10 minutes.
