The window gave us a view over all of Tbilisi, and for the price it was a good stay overall. The rooms were reasonably nice, but could use some renovation. Breakfast was filling, though there was far more food than we needed, probably twice as much, and the owners pushed us a bit to eat more. The food tasted okay, but the khachapuri was too salty and the cheese wasn't very tasty. On the last three days, there were loud fights on the first floor. The owners seemed to let various people in from outside, and the doors were open around the clock. Some visitors felt unsafe to be around. Cigarette smoke was also coming into our room through the air conditioning.

Most rooms have a spectacular view over the city. This family-run B&B also serves an amazing homemade breakfast, sometimes with complimentary homemade wine or cha-cha.

The rooms were comfortable, though the bed could've been better. Cleaning wasn't done regularly. The staff were outstandingly friendly.

Room No.4 had a wonderful panoramic view of Tbilisi, and the location was very convenient, with everything nearby. Getting back on foot can be difficult for older people because the hill is steep, but Bolt is reasonably priced. It felt like staying with family. Manana, the landlady, is really kind and welcoming, and her son David was helpful with every issue we had. Breakfast was excellent. We really enjoyed our stay.

The walk back involves some steep hills, so this location may not suit families with young children, older people, or anyone with above average mobility issues. We only stayed one night with our two-year-old, but found the area very pleasant. The hotel exceeded nearly all reasonable expectations for the price. The rooms were spotlessly clean, the owners and staff were super friendly, and breakfast was massive, truly royal. It scored on variety, quality, quantity, and punctuality. For us, that makes it one of the best places to stay in wonderful Tbilisi. The positive reviews are well deserved.
