There ought to be a minus rating for this place. The conditions were disgusting, everything felt miserable, and I couldn’t find a single clean spot. The pictures are misleading, and the service is extremely poor. The hotel is next to night bars, with drunk and drugged people around, and the smell in the air was unbearable. Some of the hotel’s equipment was appalling and at times seemed life-threatening. Staff said that it was Kavos. That doesn’t excuse the neglect or the lies. It’s not Greda's fault that the hotel is a miserable, dirty ghetto where even walking around in boots feels disgusting.

The rooms are spacious and well equipped, with comfortable beds, modern amenities, and balconies or terraces where you can enjoy the sea air and surrounding views. Olive Grove Beachfront could suit anyone after a peaceful, relaxing stay right by the water. It has beautiful views of the Mediterranean and its own private beach for swimming and sunbathing.

We arrived around 2:30 am after our flight was delayed by two hours, but the reception was shut and we had no way to enter. We’d told the owner through the booking app that we’d arrive late, around midnight, and the property had replied that it would send entry instructions. Nothing came. The only thing on the reception door was a note with a phone number saying, “Please call.” We tried it from several phones, but the recording each time said the person was unreachable or their phone was off. We were left on the street until 5:30 am, asking around for someone on staff, and even the police said they couldn’t do anything. We tried to find somewhere else for the night, since we couldn’t access the place we’d booked months earlier. Luckily, a kind man at a nearby place offered and prepared a room for us. Our agency said it couldn’t help at that moment, so we accepted his generous offer. The next day, our agency called to say the owner wanted us to cancel our stay at Olive Grove Beachfront. We told the agent several times that we didn’t want to cancel and wanted our payment reimbursed. They said either we cancel or the property would. We understood that the owner had done this before and that it was his practice to pressure guests to cancel so he could keep the advance payment. The owner later messaged that we should cancel if we didn’t want to stay, even though we hadn’t been able to check in. There was no apology, explanation for leaving us out all night, or invitation to check in the next day. The property ultimately cancelled, so we still lost part of what we’d paid because we supposedly “did not present ourselves to the establishment.” We paid for nothing and felt rudely scammed through the booking system, using that claim as the excuse. The place itself looked deserted and barren the next day. We saw no more than three people there, and there was no pool, despite the booking ad saying there was one. The beach was actually about 100 m away. When we walked down, it looked as if it had been flooded, with algae washed up all over and an algae smell. The sunbeds looked barely sturdy enough to hold a person, and we didn’t see any staff there the next day. Clubs surround the property, with loud music playing until 5 am, so don’t expect a peaceful night’s sleep or quiet before early morning. The nearby streets were full of loud people, music, screams, and cheering, beyond what we expected even though we knew about the nightlife. There was trash everywhere, including plastic cups and cigarette butts. We won’t return. I hope sharing this keeps someone else from going through it.

We stayed with our family at the end of May 2022. The hotel’s public areas and pool were lovely. The staff were wonderful, caring, and helpful, and we felt safe and welcome. When we ran into problems, including a medical emergency with our child, they responded quickly, helped us, and showed real concern. We appreciate that a lot. Kavos itself wasn’t so great. There was a lot of trash around the hotel and on the beach, and the area didn’t feel very suitable for a family with a small child. Even so, we enjoyed our time there.

The club under the hotel played loud music until 5 am every day. It’s right on Kavos’s main club street, where there was rubbish in the street and around the hotel each day, with nobody cleaning up nearby. Kavos didn’t feel like Greece to us, more like a party town for teenagers. If you want to see Greece, pick another part of Corfu. The photos are far from reality, and nothing was as advertised. There was no Wi-Fi, and no pool at the hotel, since the pool was at a different property. The beach was full of garbage and had only a few dirty, moldy sunbeds. The rooms were okay, but there was no housekeeping, so we had to use one towel for the whole week. The shower was moldy and very small. Breakfast was awful. Most of the dishes were dirty, the food looked bad, and it was exactly the same every day. For example, they served cheese left over from the day before. The pastries were stale, nothing was fresh, there were only a few vegetables, and melon was the only fruit. There were lots of other problems, and hotel management didn’t seem to care. The manager, who was supposed to come every day, never showed up. They said they’d fix things like the Wi-Fi and beach, but nothing happened. All we got were complaints about everything. The only advice I can give is to avoid this hotel.
