The location is pretty good, but the stay was deeply disappointing. I’d give zero stars if I could, though one is the lowest available. The hotel advertises itself as five-star, but it felt like two-star to me, and the cleanliness was basic at best. We’d booked a three-bedroom villa three months in advance, but were told at check-in that it had sold out. We were given a two-bedroom villa plus a one-bedroom villa instead, with no extra charge, but nobody contacted us about the change. That felt very unprofessional. When we opened the villa door, a staff member was still “cleaning” and lying on a made bed. It made me wonder about hygiene. The air conditioning kept switching off every 20-30 minutes. There were spiderwebs everywhere, and I found four spiders in the bathroom alone. The bathtub had a thick layer of dust. The phone didn’t work, so we couldn’t call room service. One room had no hot water, the tap was so rusty it barely turned, and there was no hairdryer. The eating utensils had webs and old brown food stains on them. Gross. The key didn’t work properly, so the door couldn’t be locked. The ceiling was traditionally half-open, so outside noise came in. That part was on us for not checking the room type, but it wouldn’t have been as bad if the rooms had at least been clean. They forgot basic hygiene. If you want to experience disappointment on so many levels, this is the place for you. They’ll give you the “best” experiences 😡

The bathroom toilets in the guest rooms could use an upgrade. The cleanliness overall was good, but the fixtures and fittings looked a little outdated, and improving their quality and appearance could lift the guest experience and the hotel’s reputation. We had a wonderful stay at Amasya Villas. Our two-bedroom villa was beautiful and huge, with spacious rooms and a private pool. General Manager Mr Nyoman, Ms Yuni, and the rest of the staff were professional and hospitable throughout. The service was top-notch, the attention to detail was commendable, and the facilities helped make the stay comfortable, safe, and enjoyable. We look forward to returning to Amasya on our next trip.

The staff were lovely, and nothing was too much trouble. The rooms were cleaned every day and the pool every second day. We slept well in the comfy bed with blockout curtains. The pool area was huge and comfortable, and I loved it. Breakfast was amazing, with quality food and coffee and a lovely smile each time. Restaurants, massages, and a minimart were all about 10 steps away. The grounds were beautifully kept, and I loved the frangipani everywhere. We had a two-bedroom villa with a private pool, and wow, it was huge. The outdoor area could easily fit 20 people. A few things could be better: one room sometimes had very low shower pressure, or none at all. There wasn’t a proper kitchen, just a fridge with no freezer and a hotplate, with no crockery, cutlery, or cooking tools, so you couldn’t even make tea. I also wasn’t keen on the very faint piped music that seemed to play throughout the resort 24 hours a day. Thanks, Amasya team. I really hope to return!

The grounds are beautiful, with frangipanis everywhere, and the location is great. The staff were polite and friendly, but I wouldn’t stay again. The place looks better in photos than it is in person, and even at a cheap rate I don’t think it’s worth the nightly price. It’s very old, needs major repairs, and the cleanliness was almost nonexistent. There was algae on the pool tiles, the waterfall and pool light didn’t work, and the decking was broken. The lighting was dim, with no power to the bedside lights or outlets, and exposed wiring in the wardrobe. The toilet and bathroom had a lot of built-up scum. The TVs showed static in the evenings, and hot water took about five minutes to reach the shower. The toilet didn’t flush properly. The outdoor kitchen had no plates, cups, or kettle, and ants from a colony in the dining table swarmed the food within minutes. We stayed six nights, but they didn’t actually clean the villa. They made the bed, but didn’t wipe or scrub anything, and didn’t change the towels.

We stayed for two weeks and the villa was clean and well looked after every day. It was perfect, and having our own pool was great. The staff were great too. Step outside and you’re right in the heart of Seminyak, with fantastic restaurants, bars, and cafes just steps from the villas. I absolutely loved our stay and highly recommend it for couples, families, or groups of friends.
