We booked 4 rooms for 9 people, including a small child, and after wasting several hours over misleading information, poor maintenance, unhygienic conditions, and unprofessional behavior, we left without staying. Another family that arrived to book also saw the poor upkeep and left. Beforehand, the property assured us that the rooms and furniture had been renovated and were in good condition. On arrival, the furniture was damaged, the rooms were badly maintained, the roof and fittings were in poor shape, and hygiene was extremely poor. There were holes in the bathroom doors too. A terrible foul smell around the rooms seemed likely to be from drainage leakage. They first said only “one room had a smell issue” and tried to put us in 3 nearby rooms and 1 far away while charging almost the same amount. We later realized the smell affected the whole area. After taking payment, they kept changing their story and trying to persuade us to stay instead of taking responsibility for the maintenance problems. We decided not to stay and asked for a refund. During the refund process, they tried to deduct ₹1000, saying we had “used the toilet,” though we'd waited nearly 2 hours with a one-year-old child and had no other option. They returned the amount only after a serious argument. Please think carefully before booking, especially if travelling with family or children.

For what it offers, this stay was highly overpriced. There was no kettle or towels, and the room's wash basin tap didn't work properly. The service was poor and inattentive, with stained bedsheets and a food area often left full of used plates and vessels. It felt unhygienic and unpleasant. The swimming pool was poorly maintained too. Breakfast was significantly delayed one day and disrupted our plans, which showed poor management. Overall, a very poor experience. Not recommended.

The rooms look good, but the spoiled wood smell made it impossible to sleep. The washrooms weren't usable: no water was coming, there was a palm sized spider (black house spider) inside the commode, and leeches and snails were on the taps. We asked the servers to remove them, but they didn't come at the right time. There was no complimentary breakfast, soap, paste, or handwashes. The people there couldn't help properly, and they didn't show guests basic respect.

The staff were rude and unprofessional, almost like rowdies. The room was dirty, and service was very poor. Whenever we asked for help or complained, no one responded properly. They'd taken full payment, yet told us to check out at 11 PM if we wanted to stay further. The worst stay experience we had in Kodagu. I wouldn't recommend this homestay to anyone.

The property has potential, but it's poorly maintained and the service is poor. Our normal rooms were old and dirty, with bedsheets that had turned yellow from white, a cockroach in the bathroom, and bed bugs in beds that were supposedly cleaned. We had paid 50% in advance before arriving, so we had no other option and had to stay. The location wasn't that great either. This was no way a 3 start experience.
