I faced what felt like unjustified deductions from my security deposit, with no valid reason given. Based on my experience, Anupam Villa PG and the same broker at Erotica Iqbal and Seema Sheik were extremely disappointing and stressful. The brokers managing the property, Iqbal Sheikh and Seema Sheikh, were repeatedly unprofessional and made the environment hostile for tenants. They often harassed tenants late at night and demanded money using documentation that seemed misleading or incomplete. I was also concerned by what I saw as discriminatory treatment: tenants from North India or with different religious backgrounds often seemed to be treated unfairly, making the atmosphere deeply uncomfortable. I strongly advise anyone considering this PG to be very cautious and to document every transaction and agreement carefully. Transparency, respect, and fair treatment are severely lacking at this property.

The nearest railway station is Vidyabihar on the central line, and Chatrapati shivaji Internation Airport is about 5km away. Kurla phoenix mall is nearby too. It's a residential area close to LBS road.

Moving can be a hassle here because heavy bags aren't allowed in the elevator. Two-wheeler parking is poor, and pigeons are a huge problem. The houses are low quality, network coverage is poor, and the society management doesn't welcome feedback. I wouldn't recommend it.

The flats are spacious and affordable, with balconies, and most owners are fine with pets. It's peaceful and fun to live here, with good connections to other parts of the city and the mall close by. My broker Jai, from Maruti Real Estate got me a great deal.
